Outdoor terrace with view, great shower, and formidable, made-to-order breakfasts were the highlights, as well as Francesca’s gracious hospitality and eagerness to help in all ways. No dislikes

Great location, great terrace, and a super-friendly host. The apartment is perfectly situated—close to everything, but still tucked away enough to feel peaceful. The terrace was a real highlight—spacious, sunny, and perfect for morning coffee or evening wine. The host was incredibly welcoming and helpful, offering great local tips and always quick to respond to any questions. Overall, a really comfortable and enjoyable stay.

Location near the university and a short walk to the center. Beautifully appointed room with a large terrace (as large as the room) with a great view over the city. Gracious and responsive hosts. Very clean. Elevator was a plus. Excellent value for price. We look forward to coming back.

Trendy apartment, close to city centre. We could stay with our dog for free.

It was a very cozy apartment with a living room with tea and coffee, and a room with a big bed and a bathroom, all surrounded by a big terrace. Very well decorated, good breakfast and lovely staff Everything was great

Perfect place to visit Bologna. The owner was extremely kind. I highly recommend it.

Stayed for a short business trip and enjoyed working away the evening on the rooftop balcony. View is breathtaking, including both landmarks of the twin towers and the monestary on the hill beyond. Big recommendation for photo afficinados like me ;-). Had a 300mm lens with me which was very well suited. 85mm was a bit wide.

We were able to spend a week here as we visited our son who is doing research in the university library. Francesca was an amazing host and it was a treat to meet her family. She catered to our every need while giving us the privacy that we would wish for. Her made to order breakfast was a great way to start the day. An added treat was the many different flavors of her mother's homemade jams. We enjoyed the more modern decor of the entire space as it gave us a contrast with the antiquity of the city center. We were looking for a place that was outside of the city center yet within easy walking distance of the city center and university - Skyline was perfect. There was good water pressure in the bathroom with plenty of hot water (once it arrived after a bit of running the shower). There was plenty of Wi-Fi speed for our needs. It quickly became our warm home away from home. As others have stated, when there are others staying in the B&B you can easily hear them through your closed door. But meeting the two different couples that stayed for a night or two were lovely and considerate. And it was a bit confusing to us as to exactly which building we were looking for. Our taxi from the airport took us directly to the lane but we would have liked better directions on how to find the entrance to the building upon our arrival.

Francesca was the perfect host, breakfast was cooked to order every morning and was fantastic! Location was good walking distance to everything, grocery store around the corner. Loved the terrace space! We had a lot of luggage so she accommodated us the best she could and called us cabs every time we needed one, and recommended great restaurants! Not that I didn't like, I mis read the listing and thought the whole apartment was included not just the bedroom with a shared living space, my fault. Walls were a little thin so felt we needed to be quiet most of our stay, we like to listen to music but didn't as we felt it might disrupt other guests.

Apartment is really stylish and we were made to feel very welcome by Francesca. Great change from staying in a hotel or a big standard impersonal air bnb

Excellent location, adorable B&B and super comfortable stay. Stayed here for a weekend and it was just perfect. Check-in was smooth, hosts are super communicative and whole stay was perfect. Couldn’t eat breakfast both days as we had to leave early and Matteo made sure he left some snacks for us with a note each day. Bus stops within 2 mins of the apartment and just a few stops away from Bologna Centrale.

Great host, well equipped, comfortable and stylish property, short and easy walk to the centre of the city. Nothing!
