Still retaining much of its original architectural features, The Ness Guest House is a Victorian home built in 1877. Located in the city of Inverness in the Scottish highlands, it offers free off street parking for four standard sized cars and free Wi-Fi access. There is an 11kw Electric Vehicle charging point for each parking space, so every guest room has a dedicated EV charging point. Spotless, comfortable, very friendly, well organised. Very clear friendly and helpful instructions about arrival as I was arriving after normal check in time. Breakfast very good. Short walk from the train station/city centre.

We had a wonderful stay and couldn’t recommend it more highly. Susan gave us such a warm and friendly welcome and made us feel at home from the moment we arrived. The room was lovely, thoughtfully designed, and exceptionally clean and hygienic—honestly, it was so spotless you could probably lick food off the toilet! The breakfast was excellent. We’ve already recommended this place to our close friends and will definitely be telling anyone visiting Inverness to stay there. Thank you, Susan, for such a fantastic experience! We could not find any !

Susan was wonderful. She was warm and welcoming giving information about the area and where to enjoy food and live music. No detail was overlooked in the comfortable and ample sized room. Breakfast was the best we’ve had this week. Parking lot helps so you don’t have to worry. Location was perfect. Quiet street near the action. It was perfect

Easy to reach - a short walk from the station. A friendly, warm and informative welcome that helped so much to understand the local and have great local experiences. Comfortable room and wonderful breakfast! There's a hill to walk up and after a lot of travel it can be taxing depending on health/age. Info re other routes or transport options would be appreciated.

Susan was a lovely friendly person.Got a great welcome.Breakfast had so much choice.Even offered veggie version.They had great selection of fruit to go with yogurts which I loved.I felt very at home there and would book again if going back to Inverness.Nice touches of flowers and decoration in the house making it very cheerful.

Well appointed and comfortable room with up to date decor. Outstanding breakfast, prepared with care and attention to detail. Very informative staff, concerned that one gets the best out of Inverness. In the room on the ground floor it was possible to hear the goings on in the passage outside; and although muffled, this reduced one’s sense of privacy.

Susan is a wonderful host. We were made to feel incredibly welcome. The guest house is fabulously presented and extremely comfortable. Breakfast was delicious and a very good portion. The position of the house is fantastic for exploring Inverness. A very short stroll into the city. I will certainly be visiting again. Thank you so much.

Very friendly. Lovely Scottish breakfast. Cosy room. Would of preferred a slightly larger on-suite but all facilities excellent and spotlessly clean.

So happy we stayed here whilst in Inverness. Our host Susan was superb. Friendly, welcoming and terrific in offering us pub and restaurant options at night. Breakfast was lovely and a great start to the day. I would highly recommend Ness House to anyone lucky enough to get a booking. 10 out of 10
