hotel has gone downhill as management is obviously cutting corners by reduced staff, no amenities ( not even a bottle of water in the room- advised to fill up on the ground floor), alleged great breakfast buffet was a zero with barely warm soggy pancakes , half frozen blueberry muffins and a dish of strawberries and some bananas as the fruit offering . no security , hallway lighting on sensors left hallway in the dark till we got to middle of hall at our room. nobody at front door to assist w baggage or to direct traffic which backed up as we registered at hotel . 1 person on duty at desk to address issues ( there were others) and to register guests . what may have been is no longer as that is shame since is a historic property at prominent location . the new management team that has replaced long time ownership need to rethink if they want to be a full service hotel or motel 6 .

There was no printed information about the facilities to acclimate us. Hotel was totally understaffed . Rooms were not cleaned until 4 or 5 PM and that was after chasing down the staff to get it cleaned. Room had no TV and no Air Conditioning . Bathroom door did no close , creating a privacy issue. Ceiling fan was caked with dirt. Closet light did not work even after they claimed to have fixed it. Room door did nothing to quiet hallway noise. Door lock was hard to work ( no electronic keys ) Pool was murky for the entire 3 days. Pool furniture was dated and damaged. Towels were often not available without a wait. Every time we went to front desk for assistance , there was a line in front of us of other clients complaining. Food was mediocre . Being pet friendly is one thing but when there is dog hair on much of the furniture, that is a problem. What appeared to be normal access to beach was steep ; easier way to beach was never explained by staff . The condition of this hotel was what one might expect from a $100 / night motel , but not for a $450 / night hotel rated at 8.8 on Expedia . It was so bad we left early and I was not refunded for the day I did not stay.

Not the same Colony. Breakfast no longer included with overnight stay. Optional buffet is now $22/pp. Room was not well serviced- no soap in the shower, no toiletries other than makeup remover wipes. No dinner service in the main dining room. We’ve been staying at The Colony for almost 30 years. Never again.

This was our second stay at the Colony this summer. My husband and I made a stop sans kids and decided to return with our kids after a lovely first stay. We loved that the main building did not have televisions naturally creating a great screen detox and had no issues with the room temperature despite no televisions. We did find it odd that on our second stay there was no handsoap provided, but it wasn't a big deal. The beach is lovely and calm and our kids had a blast fishing on the channel (the Kennebunkport Marina is walking distance and sells gear) and catching invasive green crabs. Lovely stay. Will surely return.

The check in took some time the rooms for the people were not ready for some. Check out was quick.

Staid in the main building knowing there is a newer building with TV and a/c. But the main building and the location with the view are the reasons to visit. Staff was very nice.

This was probably one of the worst hotels I've stayed at. It is in desperate need of upgrading and repairs and better housekeeping and training all around. There is no Air Conditioning in the main building (not sure of the other, "newer" buildings). The furnishings throughout looked as if they were purchased from craigslist. Nothing coordinated or thoughtfully designed. it took over 2 hours to get a fan to my room and the "bellman" (he looked 17) grumbled and looked miserable (he probably was!). The "restaurant and bar" were dark (no lights!) and absolutely depressing. I thought I was in a bad horror film. Don't stay here. Trust me.

We had asked multiple times for an extra fan and new towels and nobody brought them. We needed to get towels from the pool to use for the shower. I’ve been before and thought this time it felt a little dirty- especially the community bathroom areas & even the pool seemed a bit cloudy.

Due to the heavy volume of activity it took two hours,to check in.. We stayed in the Coveside building which was noisy ie, kids Met other guests who were friendly

Way over priced for the quality of the property, pool water was almost green and turned any white on our entire group of 12 bathing suites yellow the first day so refused to get in the rest of our week stay, very disappointing. Water was also very cold in the end of july,obliviously not heating it, property grounds were not kept up,no longer breakfast included with huge increase in price to stay, bar closed very early..used to be alot of fun there .housekeeping was not good either, trash left all over property daily..its was very disappointing this year...been going there for many yrs and the changes are not for the better

Our shower didn’t drain so the bathroom flooded when we took showers. Property was beautiful. Pool area was amazing! Charged hourly for use of bikes on second day. First day there was no charge?

There should be consideration of other guests that shouldn’t have to endure a terrible stay. We will never return.

When we arrived on Monday, July 27, the room we were given was very disappointing, especially considering the high nightly rate. The carpet had visible stains throughout, the bathroom had dust and dirt, and the room did not feel properly cleaned or maintained. My wife and child were very uncomfortable staying there. We raised the issue with the front desk, and the main response we received was an offer to have the room cleaned again. The next day, after requesting another cleaning, the problems were still visible: stains on the carpet, unpleasant smell, and areas that still looked dirty. When we raised the concern again, we were again told that someone could be sent to clean it. We also spoke with other guests who described similar experiences, including rooms not being properly cleaned. We were told the hotel was short-staffed and short on supplies, but that does not excuse charging premium rates while failing to provide a clean and hygienic room. On Wednesday, July 29, we decided to leave one day early because the situation was too disappointing and uncomfortable for our family. Housekeeping services were terrible. Went days without towels or garbage removal!

There didn’t seem to be enough staff on duty to keep up with the guests. Guests would move furniture and leave empty glasses and beer cans all over, and there was never a staff member seen to clean things up. It gave the place a “trashy” vibe.

Stayed 3 nights. First two were fine. The highlights are the pool and beach and large wrap around deck with chairs. Extremely dog friendly which was great. Decided to stay an extra night but booked through this webstite which you should not do here. We were knowingly given a room inches above a wedding reception after party. The thumping and noise went on from 10-2, and despite several calls to the front desk they pretty much said that there was nothing they could do for us. There was not even a manager to talk with after 1130. The place is certainly nice for families with their dogs but avoid booking on websites like this one and make sure to see if any functions are happening during your stay ahead of time. If there is I’d say avoid, or make sure to have the front desk give you a room away from the festivities

We had two issues : 1. WiFi didn’t keep up for the TV. The icon just kept spinning. 2. The bathroom shower wasn’t clean along the bottom edges and corners. Too bad for such a new space and otherwise nice room.

The rooms themselves were clean and comfortable, but worthless without being able to sleep. The bathroom was ground level and we were unaware that there was a shade for privacy. We had to shower with merely a lace curtain and people passing with dogs and looking in. As the hallway was one of the main entrances to the pool there was noise early in the morning as well. So much for sleep! Breakfast was very good. We had snacks at the restaurant for lunch which were fine.
