The stay was absolutely perfect from beginning to end. Everything looked exactly like the photos — beautiful, clean, cozy, and very well maintained. The atmosphere of the house made our Kyoto trip feel even more special. What impressed me the most was the exceptional service. Official check-in time was at 4 PM, but the host noticed that we would likely arrive earlier and kindly messaged us to let us know that the house was already ready for check-in at no extra charge. That thoughtful gesture made us feel welcomed and cared for right from the start. Everything about this stay was smooth, comfortable, and beyond expectations. Truly one of the best accommodations I’ve stayed at in Kyoto. Would definitely come back again and highly recommend it to anyone visiting Kyoto.

The location is situated in a very nice area of the city. There are plenty of very good restaurants around the house. The house is very nice and and the rooms are comfortable. Nothing.

The renovations of this small machiya were tastefully done. They managed modern, clean toilets and ofuro, yet, kept traditional touches. The location near the river and smaller river behind were just what we were searching for; the smaller stream, especially was green and picturesque, while the larger one had lots of wildlife (birds). The home was also extremely convenient to the subway and Kiyomizudera. Oh and there is a great Izakaya only 5 mins walk away. A "hole in the wall" type of place, and the food is excellent. The home is closer to the bridge than would have been ideal. And also across the river is a major road. Consequently the noise from traffic was steady throughout our stay, day and night-- and occasionally extra noise from ambulances (there was an accident at the bridge intersection one night). This will be present no matter when people stay so this should be noted if the constant hum of city traffic bothers you. There was also construction noise from behind the house which caused quite a bit of vibrations and noise. I can't fault the owners for this as it is out of their control, but the work may continue for some months?

The building, the renovation and the location are unbeatable. It’s a beautiful property with modern touches, that still manages to feel traditional at it’s core. I loved just watching the river and all of the birds. I would recommend this place to anyone and would love to go back again if I get the chance. The toilet paper was a bit rough when compared to the rest of the place. The sound system’s CD player didn’t work and I was unable to connect my iPhone. There should be a dresser or some shelves in the closet upstairs to make it easier to lay out and store your belongings. These are NOT complaints, just nitpicking, things that I would improve if it were my property.
