Firstly, it's very clean. Seams like rooms have been renovated recently. Good location if you need to be in that part of the city, like I did because of work. Bad for tourists, far from the city center. It's basic, you can sleep there, take a shower, but not much more. The staff was polite. 4 star hotel - not even close, more like 2* Basic, ok for a short stay. You get a room, wc, shower and breakfast, nothing else. No spa, no pool, no gym...far from a 4* experinece. No AC in the room. They give you a fan. Wasn't a problem for me since it wasn't that hot at the time, but it could be a real problem during july and august. Breakfast is below average, and I'm comparing it to other cheaper hotels I stayed in. Not much choice, not that tasty, only cheap food is served, crowded and they give you very small plates (almost coffee plates) in order to make you eat less. In the end, for around 90€ per night at the beginning of june, it's very bad value (my costs were covered because it was a business trip, otherwise I would rate it even lower. If you can get it for around 55-60€ and the location suits you, that's probably ok.

Extremely clean, large rooms, separate toilet/ bathroom with bath, quiet, next to bus stop easy to get to metro into town but also forest behind.

I needed to be at IKEM for two days for a meeting and this hotel is very close. Further away from the city though and limited restaurants etc. (I didn't need it).
