Nothing When I arrived, the room was filthy, the towels were wet, there was food on the floor, and the sheets were covered in hair. I was so disgusted and so tired from the flight that I had to go to another hotel, and they didn't refund my payment. They never responded to me; they just sent me instructions for the key and left me stranded in the middle of Rome. My honest advice: never rent this house. It's a disaster.

Location Communication with the staff was poor. They never communicated via WhatsApp, and I had to ask for clarifications that they never sent. There is also a problem with this place. The entrance door does not have a code; it works with a key at night. If you arrive late, as I did, there is no way to enter the building. Luckily, someone came in, and I was able to access the box with the keys.

I am writing regarding my booking at La mia casa di Roma (Booking number: 5472660611, PIN: 3712) for the night of June 18–19, 2025. Unfortunately, I was unable to check in due to serious issues with the property and your system: 1. The check-in process via your website and the property instructions were completely unclear. 2. When I arrived at the provided address, everything was closed, and there was no way to access the accommodation. 3. I had to stay outside waiting until 3:00 AM with no support, which was exhausting and unacceptable. 4. I also accidentally paid the city tax twice because the process was confusing and poorly explained on your system. Due to these reasons, I kindly request a full refund for this booking. I never stayed at the property, and I faced not only financial loss but also stress and wasted time. I also request a refund for the double city tax payment. I trusted Booking.com to provide reliable and clear service, but this experience was deeply disappointing. Thank you for your understanding, and I look forward to your prompt response. The room was ok, hot water in the bathroom, kitchen where you can cook. The accommodation process is difficult. The host doesn't write down the steps you need to follow in advance. I had to send a lot of messages and emails to find out. Although I had made the reservation 1 week before, I only found out the details a few hours before.

Good location - Spacious and clean room - Comfortable bed - Kitchen (but you have to bring your tea, coffee, salt, etc...) It's okay for a short stay of 1-2 nights. Very noisy—you can hear cars, movements, and everything happening around - Shared flat with three rooms (worth noting for those expecting a private space) - Warm water wasn’t very warm and didn’t work on the first day - If you are coming late at night, it is better to make sure and probably over-communicate, I sadly had a bad experience where the automatic lock was "offline" so I couldn't get it

The room was big, lightly and comfortable. For 1 or 2 night staying, it's perfect. Unless I have called the structure owner during the day to organize and to be sure about the keys, when I arrived at the room in late evening i didn't found the keys and i had to wait 1 hour for a solution. Bathroom was nothing excellent.

location was okay Washing machine was broken, they said they would pay me back if I did my own after a lot of me convincing them to as i booked the place due to it having a machine - they never paid me. Cleaner took our food from the fridge. Very thin walls so can hear a lot, shower starts flooding and is not that hot.

Worst experience of my entire trip. The owner only provided the street name and number, but the place is a 03 block building. We called and sent messages end even though she (apparently) lives on site, she never picked up, reply or provide help. We waited more than an hour and counted on the goodwill of other guests and the occasional presence of an employee to get in. This is the ADRESS PROVIDED: 67 Viale degli Ammiragli, Vaticano Prati, 00136 Rome, Italy And this is the MISSED INFORMATION: Block C, 4th floor, room 14 (Hope you get luck and find someone to tell you the door password because this information was also not provided) Being locked out without communication and not knowing how to proceed is not an acceptable situation. We were not the first and, apparently, we will not be the last (from what I read, this host has already been reported to the police for fraud). Booking should punish hosts for these practices and reimburse people for this absurd situation or, at the very least, rethink some offers they maintain on their platform.
