We had a great time! The room was perfectly clean, bed was comfortable, staff was very helpful, and even breakfast offered vegan options! ☺️ We only wish we had a better view from the window!

Very close vicinity to quite a few attractions. Friendly staff. Unique place. Comfy beds. Hours of breakfast. Unable to eat breakfast any if stay. We had to leave the place every morning early.

When we arrived, Breakfast had already stopped...but the staff, in the kitchen, welcomed us in and made it possible for us have an entire breakfast. The front desk was so helpful. We were able to check into our room early and they had wonderful suggestions for places to eat.

The bad: walls are thin. Our neighbors were talking for over an hour well past midnight and it was impossible to sleep until they quieted down. They weren't yelling (but definitely not whispering either).

Location is excellent. Room was very clean, bed was very comfortable, the view was incredible, and we loved the complimentary drinks on our first day. Coffee/tea and water refill stations are available 24/7 in the shared area. Staff is really nice and friendly. Breakfast could have been a bit better. Hot options were limited.

Everything was terrific! The location is perfect, close to train station, restaurants, Gelato, Spanish steps, trevi fountain, shops. The breakfast just right and pastries during the day help. To be able to fill water bottle with sparkling water and still is superb!

Convenient to train station Staff exceptional. The hotel is on the fourth floor on a busy road Very comfortable and functional but not a place to stay for a long period and enjoy Rome - there are many better alternatives where you can stay and have restaurants outside your door for a lot less money

Truly a boutique hotel experience in that it is a small, well-run hotel that is very comfortable and gracious. Close to Termini Station. Wonderful breakfast that is abundant and high-quality. A single room is quite small. But if you want to sit and work (I was working online during my stay) you can always use the breakfast room, no problem.

My husband and I traveled to Europe in May 2026 to celebrate our 25th wedding anniversary. We arrived in Rome at 10:30 am on May 11, 2026, after a 12-hour flight from São Paulo, and Cris at reception was AMAZING! She was very kind in asking the cleaning staff to quickly prepare a room before the normal check-in time so we could change clothes and go straight to the ATP Masters 1000 in Rome. This made all the difference to our experience right from the start. The room was impeccably clean, smelled wonderful, and was airy. Top-of-the-line bed linens and towels, a super comfortable mattress, a bathroom with a great shower, and top-notch amenities. Breakfast was excellent! The lady who takes care of breakfast was always very attentive, immediately replenishing all items at all times. The variety of items served at breakfast pleases everyone, ranging from continental style to a full English breakfast (which is almost lunch for us Brazilians). An excellent point is the silence in the hotel. The rooms have double glazing, so there's no noise to sleep with, and inside the hotel, everything is very calm. The hotel's location is great. Very close to Roma Termini station (5 minutes by taxi), opposite the Papal Basilica of Santa Maggiore where Pope Francis' body is buried, and the surrounding area has everything... At first glance, some might think that, being on the top floor of a building, the hotel isn't very nice, but forget that... It's a boutique hotel, clean, bright, airy, very tasteful, and with impeccable service. I stayed for 3 days and would have loved to stay longer! I wish I could have spent more time in Rome and at Princeps Boutique Hotel :(

At night, doors locked, no illuminated signage. Every guest should take a photo during daylight. When dark, cab can drop you close and you may not be able to see name of hotel or read instructions. Probably wouldn’t come back if not fixed. Cab drivers are not familiar with the hotel.
