Everything was amazing the rooms were nice and clean the breakfast was delicious

A very clean and modernized facility. The elevator did not work. Looking at the state of the ‘out of use’ signs, either the elevator has been broken for a while or it breaks frequently!

cute hotel in a nice area in Dorsoduro We confirmed the Superior Double Room on the 2nd floor with a French window door. Upon arrival, were assigned an unsanitary attic room over the 2nd floor, only accessible by stairs. Despite my disability, we were denied an accessible room contrary to the written guarantees. Our stay from June 14–17 was ruined by broken promises, a disregard for accessibility, and shocking hygiene failures. Months before arriving, we corresponded with the receptionist, Fabio Zecchin, to secure a specific room. We even called days and then hours before check-in to confirm. Yet, upon arrival, they forced us into Room 305, an attic room on the third floor, accessible only by stairs. I am disabled and explicitly told staff that navigating stairs is a problem, but Fabio and his female colleague refused to honor our reservation. To make matters worse, the windows start at chest height; you couldn't see anything unless you stood by the window on your tiptoes. When we finally got to the room, it hadn't even been cleaned. There was a layer of dust on all surfaces, which staff ridiculously blamed on "the room being too sunny." In the bathroom, we discovered a used female hygiene pad behind the bidet. We had to wait outside while it was removed, but the floor itself was left filthy until the next day because the cleaning staff had gone home. When I emailed management, they gave childish excuses, claiming the bathroom dirt was embedded in antique tiles. This is a lie; the modern, solid-colored tiles were covered in grime.

Just location. -1-star review — Do not stay here! I had an extremely disappointing and stressful experience at this hotel, booked through Booking.com. For two full days, the air conditioning did not work, despite outside temperatures exceeding 95°F (35°C). The room was unbearably hot, and management did nothing to fix it or offer an alternative. Worse than the heat was how we were treated by the hotel manager. When my friend realized she forgot her passport in Napoli, staff initially told us it wasn't a problem and that another form of ID would be accepted, which we provided. Two days later, without warning, the manager had our room locked (with our belongings still inside) and refused to let us back in unless she personally authorized it. My friend ended up having to leave for another hotel entirely because she didn't have her passport on hand. The manager was rude, dismissive, and seemed to expect guests to comply with her demands without question, regardless of what other staff had already agreed to. I had to argue with her just to get access to our own room, which left me having a panic attack in the lobby. On top of all this, the room cleanliness was poor and clearly not a priority for the staff. In all our travels through Italy, we never experienced anything like this at another hotel. I would not recommend this property to anyone.

Teeny tiny shower

In this trip this was the best hotel in Italy, we were in love with large room, garden view out of the window and nice modern bathroom, breakfast was delicious (and Italians prefer sweet breakfast, so scrambled eggs are quite hard to find), also the location is really nice and there's a coffee machine in the room which is super handy -

Good Room Helpful Staff

Small room, almost impossible to walk between the bed and the window, also many small lights that bothered on the night ( from the tv, the emergency light)

Great location in a less touristy area yet still close access to the popular sites. The hotel was very clean and the breakfast was excellent. We also appreciated the water taxi access out the front door.

Had to go get our own blankets on a cold night

Hotel is in an excellent location, on a small canal, very quiet at night. The rooms and bathrooms were spotlessly clean, the beds comfortable with good quality linens. The rooms are attractively decorated. The breakfast was ample, varied, and delicious. The staff were outstanding - efficient, helpful and friendly. Nothing!

The lobby area, corridors and our room had a sewage smell for the 2 days and 2 nights we stayed at the property.

The attention since we arrived was excellent, they received us with our room ready, the kindness of the whole team was wonderful and there was always a smile from them. They gave us recommendations of places we enjoyed. The hotel is very well located, it is modern and their breakfast was delicious. Without hesitation we plan to return. We couldn’t use the air conditioning.

Good location, comfortable room, very helpful staff, good breakfast in a nice setting

Clean room, good location

Situated in a nice and quiet street. Lots of pillows and the bed was comfortable. The shower was really great too! The soundproofing of room. I stayed on the ground level and it was impossible to sleep after 7:00 given all the noise from the outside being heard inside. At night, it was quiet, though.

Beautiful property, staff was wonderful and breakfast delicious!

Friendly, clean, quiet, accommodating and comfortable. A little off the popular areas so it was a good walk to places of interest.
