The property is good value for money when compared to others in Ao Nang. It’s a short 10 minute walk to the beach and nearby some restaurants and shops. The rooms were cleaned everyday and quite spacious. The room and facilities are quite basic - whilst it is a clean enough room, it’s not somewhere that you would want to spend a lot of time. However, for a cheap place to sleep and enjoy the beach, I would recommend it.

Wonderful place to stay and wasn’t too crowded like on the main strip. Great restaurants all around the hotel with fast access to all the beaches.

Clean room. clean sheets. clean toilet. clean pool that is very refreshing after a hot day. Free coffee/tea & water station. Cafes nearby, convenience store next door. water pressure was too low, cant even take a good shower. there is no hot water. Not enough pillows, should give 2 pillows for each person. Air-conditioner wasnt working well. It takes whole day to cool down a small room.

What really stood out to us, though, was the kindness and attentiveness of the staff. They went above and beyond to organise our ferry tickets to Phi Phi at a great price, which made everything so easy and stress-free. On the day of our checkout, I unfortunately came down with a case of food poisoning (from a meal elsewhere), and the team were incredibly understanding. They helped us reschedule the ferry and even allowed us to stay past the check-out time so I could rest and recover a bit—something we were truly grateful for. Thank you to the entire team for your kindness and support during our stay. We’d happily return and highly recommend this place to anyone visiting!

We have stayed at Ben's House before and decided to come back again. After an initial mix up with rooms, we were moved to the room we booked! The upper storey rooms are smaller, and have been refurbished. We had a room with a balcony and a view on the top floor. We loved the sunset views. We used the pool a couple of times. There's nowhere to sit outside, but the fact it's even there is a piece of engineering. The rooms were regularly cleaned. As we were there for an extended stay, once every 2/3 days was fine. Leave the sign on the door and if was done. The staff are very friendly and helpful. There isn't a lift, so great for fitness ?

Location was good. Very good restaurant 2 mins away, 7/11, 10 mins from the beach. Staff were lovely Room was very dated. Pool was a good size but no Loungers & just in the middle of two buildings. Shower was awful

The best part of my stay was definitely the staff. All the ladies working there were absolute sweethearts! Super kind, helpful, and always welcoming. The room itself was spacious and had everything I needed for a comfortable stay. The room was quite outdated and really needs renovation. The furniture was old, and ants were coming from the veneer. The most concerning issue was the bathroom- after showering, I occasionally noticed red worms, around 7-8 cm long, coming out of the drain. This didn’t happen every time, but I started seeing them during my third week. For the price I paid, I expected a renovated room like the ones shown in the pictures. The staff made the stay better, but the room conditions could definitely use some attention.

Great value for money. Hotel is a little old, but it is very clean and comfortable. Personel is nice. Room was spacious, beds are really comfortable. Good location, you can go on foot to the beach and longtail boats. There are lot of restaurants nearby. Hotel has nice swimming pool, where you can relax and cool down after hot day.

It's good location to beach and shops. The room was spacious and quiet. Staff could be little more accommodating. No breakfast.

On the plus side, the nice staff and the location, because although the main street is not far away, it was quiet there. The hotel is kept in very poor condition. Apart from the reception, everything is very worn and scares with dirt and rust. The door to our room barely opened, the furniture was very worn and swollen from moisture, and the bed was extremely hard. There was often a problem with hot water. The air conditioning was dirty, the curtains and drapes had not been washed for ages, dust in the wardrobes and on the shelves. The condition of the pool was like the rest of the place. In addition, it was expensive for such conditions.

The room was spacious, the beds were big and comfortable and the location is decent. It is not on the beach front but it is probably a 10-15 minute walk to the beach and makes it more quiet at night.
