Best budget hotel to stay near Khao San! Friendly staff, great room, safe and yada. It's the second time I stayed there, will be back next year as well.

Excellent location. The cleaning team were very kind and professional. Almost all staff at the front desk were nice. We were lucky to find a reduced price because they are remodeling. You can hear very loud music from the street at late hours at night, every night. In general, the staff at the reception were nice, except for an elderly woman, who made us feel not welcome and seems to be in a bad mood. The windows we got ( 2 rooms ) have a terrible views, quite depressing, so we kept the curtains closed all the time.

My room was a little loud because the window was to a party hostel on the back, but around midnight they stopped the music/karaoke and it got quiet

They allow you to drop your bag there on your checkout day and pick it up later for free. It was nice because my flight was at midnight. The location is in a bustling neighborhood with a partying scene and some temples nearby. You can hear partying from noon until 4am though it’s not extremely loud though. They are renovating as of the time of writing, and there was a notification about the potential noise, though I didn’t hear anything. I saw a friendly cockroach as well, but it may have to do with the ongoing renovation, because the room was very clean otherwise.

very close to 7/11 convenient store, massage shop, exchange, restaurants and street sellers. the hotel is very basic and old, much of what is advertised for is not real in booking.com, expect small bugs crawling over you when you go to bed or bathroom and you can't sleep at night because of the loud music played by bars across the street.

I requested a electric kettle which should have been provided and it was supplied by the front desk. Bathroom too narrow and no flexible pipe and only shower head. Everytime you take a shower, your head is wet especially for children. View is ok. Room is not spacious for the family. No chair. No table for eating in.
