Nice little place in a nice location. Small and subtle, but just enough for a couple of days stay. Clean and well presented. Nice little garden / pool area to sit in the morning or evening. Allows smoking in common areas ... great for smokers, not so much if you have children or are a non-smoker (need to contend with selfish smokers)

Location to Central Chiang Mai. Good size rooms. Good bag storage. They ( the hotel owners here)were building a restaurant right opposite the hotel!! Did not bother to mention this to us clients at any point!! Was continually noisy all day and ruined many people's stays!

Horrible bathrooms. Toilets don't flush, dirty, old, no basic bathroom amenities, and ants roam the bathroom. Walls are thin and you can easily hear the people next door. Construction right across the street.

the location of the hotel is great, couple minutes walk to the old town. we were a group of 5, there was only 2 sunloungers by the pool which was disappointing and no lift in the hotel, not great when our rooms were on the 4th floor!

We initially booked the guesthouse because it looks modernish with a pool. The lady who was cleaning was really nice and helpful. The common areas seemed newish. We didn’t find the people behind reception particularly friendly, but that’s probably just because everyone’s fed up with tourists. The AC really struggled - we didn’t leave the curtains open. The room and bathroom were so old and worn. Perhaps they’re in the process of refurbishment because the reception and hallway is nice, but the bedroom and bathroom were really tired. I don’t mind a tired bedroom so much but I do like a fresher bathroom. The mirror was nice but needs some TLC. When our time at the property came to an end, but our time in Chiang Mai didn’t, we didn’t try to renew. We spent the same amount of money closer to the center with a smaller but nicer place.

Pool was alright, Lobby had a charming design, conveniently located Disgusting bathroom! Cockroaches and ants in the bathroom, moldy and stained toilet seat, moldy shower curtain, black stains on the tiles. Bed hard and squeaky, not enought power outlets. Dirty pool towels, dirty bathroom floor mat. 4% Fee on Card payments Staff/Owners were nice until we paid, then cold shoulder. Bring a can of beer or a small bag of groceries with you through the lobby and the owners kill you with their looks.
