Breakfast is not offered. Location is perfect for walking around the City, nice and centralized. The room was clean and reset everyday. Watch out for scammers in the city...selling paintings, dice/casino games, homeless old ladies asking for money. The city needs to do a better job policing this.

We arrived in Firenze with no real plans and honestly had no idea how much there was to see and do. Meeting Franco completely changed our trip. From the moment we arrived, Franco welcomed us warmly and gave us so many ideas, recommendations and local suggestions — and we ended up following nearly all of them! Every recommendation helped us experience Florence in a way we never would have managed on our own. Because of his advice, our time here became one of the highlights of our entire Italy trip. Franco works incredibly hard and is always available to help — even for late arrivals, which we really appreciated. Nothing seemed too much trouble. His passion, generosity and local knowledge made such a difference. And one of our favourite details… despite being Italian ??, Franco also has a huge love for Argentina ?? and for Messi ⚽️ — which gave us a few laughs and great conversations! Thank you Franco for making our Florence trip unforgettable. We would absolutely stay again and highly recommend this place to anyone visiting Florence. The residence was in a great location easily walkable to many restaurants, shopping and activities. The decor was nice and very clean. Common area offered an espresso machine and water dispenser. The property manager was super accommodating! He went out of his way to be attentive. First , the air condition in both our rooms was very inefficient it was warm. The mgr did bring us fans but just uncomfortable. Rooms were a bit close to one another so not very private. Minor issue carpets in common area could be replaced.

The staff was super helpful and great our entire stay. They were very communicative before we arrived and when we did, they even walked us through a map with everywhere to go and things to do. The room itself was very clean and a great size for 2 people. The location was excellent and within a couple minute walking distance to everything we wanted to do snd see. This place was great! The one thing we wish was different was that the shower was a little bigger. Other than that it was great.

Ideal location in the city center. Clean, quiet, comfortable room. Free espresso in the common area. Excellent breakfast. The staff were extremely helpful, gave excellent recommendations, and even helped us navigate successfully a day trip to San Gimignano during a transportation strike. Nothing.

The breakfast across the street at the cafe was very good. You cannot beat this location! The only problem we had was finding the door of this place. Better numbers on the door or provide a clear picture before check in.

Location and large room; informative manager Franco No Kleenex in room; late night noise from next door Hard Rock Cafe; no screens on windows so mosquitos came in; hot water ran out after one shower

You could not get a better location than this property. In the heart of the historic city describes this fully! It is an 8 minute easy walk (with luggage) to find from the train station. Management responded immediately by text when we arrived and we had kept in contact on they way to assure someone would be there upon arrival to handle check-in. Location directly the next door from Hard Rock Cafe and so close to both Duomo and Ufizzi that there is no stress to get anywhere for the main sites. Walkable to Piazzale Michelangelo for gorgeous views. Manager Franco was super helpful to offer suggestions for dining. There was a spot for luggage to hold until the room was ready that was lockable also. Very nice bonus! Breakfast has 2 options, Hard Rock next door and Pazkowskis across if you want the real deal and superb espresso beverages and pastries. Secure and quiet room, high end shopping is super close including the original Gucci flagship store just around the corner and a block down. Chinatown area is walkable with alternative to have some great Asian food. Bed was comfortable. There is a nice common area also that has an espresso machine and some reading materials as well as ability to have extra blankets easily also if needed. The pictures provided also show the plaza out in front that is amazing. There's even an Apple store less than a block away. Ample hot water for showers. Overall, this is a great spot. Though there is a breakfast package option, I think with so many places all around that offer it up locally, winging it may be more fun and let you eat when/where you want. Pazkowskis across the street was good. Hard rock, not so much. Also if you need a taxi, they are lined up at the plaza to just walk out and get one. We only needed it one day in heavy rain to get back to the train...though we could just have walked. As far as safety, it is in an area that I would not have any issues walking around at all at any time. Just a couple minor issues that the bowl of the sink was loose and at some point in the last 2 days, the heat stopped. We didn't really notice too much since we were elsewhere on the day before we had to leave for a day trip, but by AM it was a bit cool. A top sheet would be an addition that would be welcomed. There was a hot water kettle to heat water, but it stopped working the last day.

In a beautiful house, easy to find, super central, up some marbel stairs, expect a friendly and informative welcome. There is a spacy entrance hall to the rooms with leather sofas, always stacked up bottles of drinking water and great coffee. The room was nice and big. There were twin beds as requested, but the real beauty was the bathroom, with a walk in shower, pretty tiles, a huge mirror, cuddly warm. No one pushed to leave early. Rooms were cleaned like magic. A general friendly and calm athmosphere. Next time in Florence, I will try to visit again.

Room and bathroom were clean. Good location, staff was wonderful with helping with our bags and telling us about the city's attractions when we arrived, the luggage lockers were also a great bonus. The water cooler and coffee maker was also a big plus for us. All around i would recommend. We booked the wrong days originally and I switched it to the correct days within 24hrs of when I booked but we had to pay an extra $150 because it was stated the room we booked wasn't available but a higher end room was. When we got in the room though it didn't seem like a suite or anything fancy, just a normal room.

Amazing centrally located beautiful and comfortable room! The shower was the biggest and tallest I have seen with great water pressure and temperature with large soft towels. The bed was very comfortable and there is coffee, tea and water in the room and a water dispenser in the common area. There are only about 15 steps from the street level to the elevator to the Residenza located on the 4th floor. We never had an issue with any noise or sleeping but I usually use ear plugs anyway. Franco was a wonderful host! Lots of recommendations to restaurants in the area and places to see. We loved everything and would definitely return!
