Nothing We booked this property for 6 nights, expecting a proper resort as advertised on Booking.com. Unfortunately, it turned out to be nothing like a resort — more like a basic one-night stay guesthouse with no real facilities. The room was dirty upon arrival. There was sand in the shower, a gecko inside the room, and the air conditioner was so loud it made it hard to sleep. The windows could not close fully. The pool was very small, dirty, and full of leaves and debris, clearly not maintained. Breakfast was extremely limited — the only choices were different types of eggs. We requested no ham or sausage, but they were still served to us. The staff told us breakfast was at 7:30 a.m., but when we arrived at 7:40, there was no one there, and they later said the chef would only come at 8:00. No one spoke English well enough to address our concerns. There was no luggage assistance when we arrived — we had to carry two large suitcases and one trolley upstairs ourselves. After just one night (arrived at 8:30 p.m., left around 7:40 a.m.), we decided to leave and move to a real resort nearby. The difference was huge — clean pools, a beach, professional staff, beach towels, and proper hospitality. That real resort cost less than this place. When we asked for a refund for the unused nights, the manager refused and only offered a room upgrade, which we declined. They also refused to give us any written proof of our early check-out or their refusal to refund. We were told to contact Booking.com instead. In my opinion, this listing is misleading and should not be labeled a “resort.” It offers no resort-level facilities or services. We lost money and had to book elsewhere, and a refund was never given. I do not recommend this place — it feels like a scam, and I hope this review helps others avoid the same mistake.

Location! In between Kata and Karon. Short walk to both. The property consists of scattered villas /rooms amongst the gardens. Our room was very large and in the far end of the property. Despite being on a busy road we could not hear a thing as we were far away. Floors shiny and clean. Amazing quality of the towels. Air con reliable and powerful. There was a big fridge in the room. They had live music in the evenings. Nice to sit down and have a drink with live music on our way back from dinner. Breakfast had a bit of everything: Asian food, coffee and tea, one type of jam, sliced bread, lady cooking eggs , salad, fruit. Built on a hill. Not suitable for those not fit or with walking impediments. Electricity off when you left the room. So everything in the fridge wouldn’t be continuously refrigerated. Not possible to leave any other card inserted in power slot. A bit dated. Cleaning is basic and although floors were shiny and clean I don’t think that cleaning the shower screen is part of the routine. High ceilings had cobwebs. Our room didn’t have the second bed ready and had to ask three times for bedding and towels. They told me that the housekeeper had gone home and her storage room was locked and they didn’t have a key. They could only apologise. (!!!) I didn’t accept it and they realised that they could take the bedding, pillow and towel from an empty room. This was just one person in reception who didn’t speak any languages and we communicated with Google translate. An adventure!

I can imagine this hotel in its prime was absolutely beautiful, and to a part, particularly the gardens, it still is. Some of the staff were really friendly (others not so). The location is really good and it is nice being surrounded by the lovely gardens and nature that comes with it. We stayed here for a week and had an enjoyable comfortable stay. It’s good value for money. The rooms and some parts of the resort are looking quite tired, it’s need of a deep clean and a face lift. Room itself did get cleaned to a good standard every day (the cleaner man was lovely) but it’s the deep clean side such as under the bed (dead cockroaches) and behind the shower screen, inside the wardrobe etc etc that desperately need doing. Various bits of furniture are in need of repair. The pools were cloudy and a bit dirty so we didn’t go in them or on the sun loungers. We didn’t eat breakfast here as we thought it was too expensive for the area and always ate elsewhere. The restaurant is very lovely looking, I think the kitchen which is visible from the side puts people off as it doesn’t look very clean. We ate dinner here once when it was raining but the food wasn’t very good.

The room was really nice and clean. The bed was big and comfortable. The pool was big, clean and deep (2.7m) and the staff was lovely. We had a great stay!

Breakfast was good, very closer to both kata and Karon beach. Room was very spacious. Entire resort was not clean, our room was very far away from entrance and had to climb lots of stairs. Room cleaning was poor, there was a rat in our room which ate our mangoes and entire property was not maintained properly and has become very old.

location is nice the staff were a bit rude. they gave free breakfast and then tried to charge after using the coupons. that is not good business practices. once realized I stopped eating the breakfast and even paid for the day I was told it was not free.

gardens & buildings where lovely and authentic we stayed for two nights and didn’t have any water at all in the shower, toilet or sink from the first evening until 2.30pm the next day, couldn’t go to our own toilet! beds were like concrete too, room was dark, bathroom was grubby. it states ‘safety deposit box’ this is actually in the reception which in our case was a good hike away.

The outdoor pool and garden area was so tranquil and by far our favourite part The room was really unclean when we moved in, mud smeared across the floor, dirt and debris left on the sink and in the toilet bowl. the shower drain was also clogged with hair from the moment we moved in so it wouldn’t drain properly. was really gross to stand in a layer of water that had floating debris in it. we arrived late so told the reception staff the next morning who assured it would be taken care of, it was not. this occurred again the next day until the 3rd day of our stay (we only had one day left at this point anyway) when it was finally cleaned. we felt the staff were not very understanding nor apologetic of these issues. Be warned, if you want a quiet stay, this may not be the place for you. I think they have rooms 1km away from the reception and pool area (which are likely quieter) but if you stay central there is really loud live music from 7pm-12am every day

The situation of the hotel is ideal and the reception staff is very nice. Around the hotel there are a lot of restaurants and small shops. Karon beach is only a few minutes walk away. The hotel is quite old, not very clean and in our room there was no shower curtain. We did not get the room we reserved. And it is a long walk with a lot of stairs to the rooms.

The resort and our room was beautiful and full of nature and wildlife eg butterfly's lizards and frogs. The room was clean and private and comfortable. We paid £180 for 5 nights which was great value for money. The staff were very friendly and accommodating whenever we had questions or needed anything. Would definitely recommend this place if you want something with a traditional feel. We didn't like the breakfast, so decided to eat out instead. It was a steep walk to our room so bare that in mind if you want a superior room as they are the highest furthest to walk to - we didn't mind the exercise so was fine for us.
