There’s a lot of new hotels in KK but we keep coming back to this one. The price is right, the rooms are spacious and clean. Staff are very friendly. We love that it’s located in the old part of town. Easy to find nearby restaurants, grocery stores, laundromat, and walkable to different shopping malls and the esplanade. None

the AC issues are frustrating, i have to ask the technician at the middle of midnight for AC issue then they offer for room change.. the replacement room AC was good for the 1st nite only then we almost sufficate in the room, felts like no air from the AC.. really disappointing beside great location

Great location and great value! Walking distance to the mall (Suriah Sabah). The hotel has no breakfast but there are cafes just outside. Cafe Ping has exceptionally good food, we had breakfast there.

Powerful spacious showers, large comfortable bed. All we needed after a Kinabalu climb. Air con was noisy but at least we had some

The staff in particular Brian Gregory was excellent The Aircon totally didn't work in most of the bedrooms, 4 out of 5bedrooms I have stayed, the Aircon was not functioning. All 4times, I have had to change rooms (twice,thanks to staff member Brian Gregory) . The lobby's Aircon is also malfunctioning and the lobby's toilet is ALWAYS wet The Aircon duct must be blocked up and I wonder what mold or plants or dead lizards are growing inside. They need a complete overhaul of the Aircon system Despite me being a "Regular"customer, this Aircon issue has become such a major problem that I will NO longer stay here ever again nor do I recommend anyone else to stay

Good location and large room but they really need to sort out their Aircon This is the third time I stayed and twice the Aircon didn't work (very little air) and we were given new rooms twice and even at 16'c it feels like 25'c hot and sweaty. And the lobby is super sweaty,they need a dehumidifier in the lobby and PROPER Aircon maintenance
