first impression is last and i experience worst hotel policy

No beacon, no fence, no protection above the wall, preventing water to entere, just behind the pools.

Food was great. Staff at restuarant friendly. Pool area awesome since the beach is very rocky. Laundry service also good. Shuttle service to Ao nang ran on time. Check in / out service not so good - counters not labelled properly more advertisements in check in area: Kills the Villa vibe on entrance.

Front office staff impolite, ac inadequate for the rooms

Great place, very well maintained, great swimming pools, super breakfasts, very nice sun raises, close to the port from where you can take taxi boat to Railey beach end walk to even more beautiful Panang Beach, worth taking the tuctuc to city center to night market to taste crocodile and party expensive, added taxex and tiips to the bill on top and the service was poor, long waiting and made mistakes when serving food, dissapointed by the beach as I would not like to swim there

Unfortunately, there was an unpleasant smell in the room, and the bathroom layout was not ideal. The bathroom also had a bad odor and no window for ventilation, which made it uncomfortable. The rooms could definitely be improved to feel fresher and more welcoming for guests

While a little far from Ao Nang beach, the Ao Nam pier is super close, which provides wasy boat access to Railay or Ao Nang. The resort itself is very nicely located next to the beach and away from too much traffic or people and the staff was very welcoming and nice. The room had a strong smell as soon as you walked in, and the fact you needed to have the room card inserted in the wall to have power, so we needed to ask for an extra key to be able to leave the AC on to not come back to a hot and humid room after our day activities.

Didn’t find it very hospitable. Staff is a bit intimidating. The rooms and bathrooms are pretty average. Pool is not as clean as it should be. They charge extra for everything you can think of

Our room was a good size The breakfasts was terrible. They need covers for the food from insects.

The location is nice, right on the beach. They have a wonderful view and from almost all rooms, you can have sea view. They also have plenty of seating options around the property. They are also careful with cleaning, having staff around the clock making sure that the outdoor areas are clean. The location is really outdated and the care for details is lacking. The rooms are poorly insulated and during the night you can hear all your neighbors plus every car or boat passing - it's like sleeping in a tent. Stained table cloths at breakfast, different types of chairs, outdated cutlery and kitchen accessories, quite messy kitchen. Coffee is really bad. Although people working there are nice, they could use an upgrade. The couch in the room was also stained, color faded. Statues around the pool were damaged. Swimming pool didn't seem to have a filtration system. The photos don't show the reality mostly.

The sea view Our room was small and offered no privacy, as the balcony faced a walkway and another room. We could never open the curtains since everyone could see into our bedroom, resulting in minimal natural light. The property failed to spray for mosquitoes before our arrival, leaving the room swarmed. Additionally, there was a persistent musty odor, even with the AC on. The staff insisted we pay for a second key card, which I found completely unreasonable. The location is inconvenient, and I will definitely not be staying here again. This place does not justify its reviews or price.

Wifi was good, beds average, room size ok, staff cleans breakfasts tables fast, pools are nice Who needs a bathtub on the balcony? No hooks in the bathroom, breakfast is crowded by lots of unfriendly - sometimes rude - guests of a certain country.. Entry to and exit of pools not comfortable due to missing steps and handrails. Tiles around the pool are slippery when wet

Very good place, that it’s worth the value you are paying for. The restaurant and amenities are very good too. The rooms could have been better and the location it’s a little bit far from the main town places.

The room was comfortable. Breakfast was amazing - great variety of fresh food. I liked the pool area and the friendly reception staff. The overall experience was good, and we were able to check in early. The massage at the spa was amazing, and the staff are playful and have a great sense of humor. The staff serving beverages were rude. Others in the building were slamming doors in the early hours of the morning. The pillows were extremely uncomfortable as they were too high. The number of sun beds around the pool was not enough compared to the number of guests in the resort, and we often had to wait for a space to sit around the pool.
