Beautiful hotel, up on a hill, five minutes from beach. Xhoni was the perfect host, friendly, efficient, accommodating and always went above and beyond. Room was spacious, clean and quiet and the balcony had a touch of view of sea. There was a small (not heated) pool and a nice hot tub outside. Breakfast was a huge and hearty homemade buffet of hot and cold foods, too many to list.

Johnny, the hotel manager, was very welcoming and friendly. He was happy to offer tips on where to go, and also gave us some complimentary drinks when we arrived. Breakfast was really nice, with a variety of options to choose from. Close to the beach, just a 10 min. walk, and in a less busy area of Ksamil, which I preferred. This is a family-friendly hotel, but I would describe it as having more of a hostel vibe. This place needed some critical maintenance work, and it felt like the owner was just being cheap by not fixing basic things - eg. the A/C unit would drip and caused a puddle on our balcony, the beds/pillows were really uncomfortable - this is a simple thing to change. The room had undergone partial renovation, but was left unfinished with various pipes/cables sticking out and not connected to anything. Also, and for me this is a big one - I could not find a single outlet in the room to recharge a phone - except for in the bathroom (which doesn't make any sense). We spent 4 days here, the longest of any hotel during our stay, and I was pretty bummed out by these things.

Broken parasols... the wind was sometimes so strong that the parasols fell down. The cereals in the morning are not fresh and crunchy because it is outside on the table the whole day. The coffee is bitter.

The highlight of the stay was the impeccable hospitality of Joni and the rest of the staff. They were all wonderful, the place was clean at all times, the location is unbeatable and the view was lovely. Excellent value for money.

The accommodation is located near to beautiful beaches but also to lots of restaurants. The personnel is very friendly and always very supportive. Especially Xhoni is simply fabulous! He was always very caring and showed us everything to do around Ksamil.

Amazing service, and friendly staff. They were so nice about helping with everything. The location is great, the beach is close by, and the small bar/pool area is very cosy. The towels were a bit rough, and not the cleanest looking. All though they probably were clean.

The room with balcony was very nice. The owners were really friendly. The beach is around 7min walk away down a steep road. The breakfast was great. There were the sewage from the guests downstairs coming up in our bathroom through the drain.

Great ambience for a chilled holiday vibe. Helpful and friendly staff. Balcony view is nice but a bit farther than expected. Facilities were all available. Breakfast could be better. Eggs and fruits were fresh but some stuff gets colder fast. Cleaning of rooms could be more proactively taken care of..
