The location is superb being right next to Gion and Pontocho, the room (Deluxe) was very comfortable and warm, and Emi-san couldn’t have been more helpful before, during, and even after our stay. While these did not spoil our stay, and Eri-san helped with the parking situation, two things to be aware of are: 1) Car parking. The max height of the hotel’s parking bay is 1m55cm, which is fairly low. There are many small car parks nearby but on weekends they do get very busy and many have no maximum fee. 2) Hot water in the room. It took several minutes for hot water to come out of the taps, so you need to be patient. It feels like a lot of water is wasted this way so I would ask that the hotel work with the building owner/manager to upgrade the water heating.

The excellent location, you had access to plenty of food options, quiet enough in front of the apartment, but within 15 metres buzzing with life. Great size for families with young children and the super service from staff who were friendly and accommodating to us. Highly recommended More pillows but I’m really nit picking here
