I have stayed at various hotels/guesthouses around Kyoto and Japan. This one is probably my favorite guesthouse I've stayed at in Kyoto. The owner is very strict about not letting guests in late at night (9 pm?) So be careful on that point. But I consider that a positive because it makes it so much quieter at night. The owner is super friendly and makes a really delicious egg sandwich in the morning. The bed was comfortable and warm. The shower and bathrooms were clean. It is close to Nijo station. Thank you! If I remember correctly, it was not possible to turn off the main light in the dorm room (or difficult to find the switch?)

Extremely comfortable hostel excellent bedding and in a decent location host is extremely kind and welcoming. Storage lockers were a bit janky but could manage.

The double room with garden was beautiful and lovely. The host, Tommy was super kind, helpful, polite. The breakfast was delicious and you can have in your room which I really enjoyed. Just warning steep stairs, thin walls.

The company that owns the place is terrible! Very bad service, impolite and inconsiderate! They don't try to help you with your luggage and check in if it's not during their operating hours. Every other little service is for a price (expensive) ATTENTION: You are forced to leave the guesthouse from 12:00-17:00, no one can stay . Information not clear on booking.com When I asked them to wait for me 30 minutes so I can drop my luggage because I can't carry it around the city for 5 hours in 35 degrees they just refused.Then I kindly asked to accept a cancellation request... And they just ignored my message.

I had the best time at this guest house. The host was incredibly welcoming, spoke good english and always asked if he could help me with anything. You can really see and feel that he enjoys doing what he’s doing. He even prepared the breakfast himself in the morning for every guest individually, when it suited them. Like what?! The facilities were all very clean, the bed was comfortable and it was very quiet at night, so perfect for a light sleeper like me. I will definitely stay there on my next trip to Kyoto again.

The host is very friendly and he keeps everything very clean and organised You have no access to your room from 12-17pm. If you forgot sth or you need to rest there is no emergency key to enter the place.

Tommy the host is very kind and thoughtful, friendly but not intrusive Tommy helped to bring luggage to second floor due to steep stairs Room and shared bathroom/kitchen were spotlessly clean Excellent breakfast sandwiches. Room is in a 95 year old house (it feels historic, yet well kept) Location is in a Japanese neighborhood (does not feel crowded with tourists) Walking distance to Nijo Castle Provided a map to identify key useful areas close by Nothing that I didn't like

I chose this property because I wanted to experience a Japanese-style bedroom and in a guest house with a more homely and local feel, than a hotel. This property is more of a hostel than a guest house. There is a small kitchen area with two basins for washing and two shower rooms. Despite paying more than a hotel rate for this property, everything was like Wonka whereby it had an additional charge for use. There was even a charge for leaving your bag until later after checking out. The breakfast was half a toasted sandwich with coldslaw inside. As I was still hungry, I politely asked whether it would be possible to have another and I was asked to pay more for this. Hopefully you get the Wonka reference. IMPORTANTLY, you CANNOT ACCESS the property on the first day or any subsequent day, even if you are a guest, between the hours of 1200-1700. This is very inconvenient for those wanting an afternoon relax, siesta or to return to change before dinner, for example. It also means you cannot grab anything you forgot that morning like a wallet, phone charger or credit card. This was a problem for me on the first day as I was expected to arrive at 12:10 and wanted to drop off my bag. The owner messaged me that morning via the app and asked what time I intended on arriving, warning me of the 1200-1700 closure. I replied at 12:10 and provided my train times for him. I arrived to the property closed at 1210 with my large backpack. I called the property four times over the course of an hour with no answer. Instead I had to struggle with my bags whilst I visited the nearby Nijo Castle. The owner tries to be overly polite but I would say these inconveniences really damage this polite-façade.

It was a perfect stay. Tommy was a fantastic host, providing me with recommendations for meals and the sento nearby was super local and fantastic. The futon was extremely comfortable, the amenities in the kitchen and bathroom were ample and I would definitely return.
