The beds were comfortable and the room was clean. Easy check in The public bath was my favorite part about this hotel. They will store your luggage when you on day of check in but not the day of check out.

The location was very convenient for me. The breakfast was perfect for someone who has food issues and finds it hard to eat in Japan. Loved that there was a window that opened to receive fresh air. This was very important to me. The Forest Air spray was detected on my pillow which caused me to start coughing due to the allergens used in the product. Unfortunately I was very highly sensitive to chemicals at the time I spent the night.

The hotel’s location in Kyoto was convenient and the staff responded when I reported the issues with the first room. After I showed them the photos of the dirt and grime/mold, they arranged a room change. The second room was somewhat better than the first but not a drastic upgrade in cleanliness. Unfortunately, the cleanliness of the property was far below what I would expect from any hotel. The first room appeared poorly maintained and unsanitary. I found black residue/lint or possible mold in multiple areas, including the walls and shower curtain. The hallway carpets throughout every single floor level were heavily stained with dark patches and visible grime. Inside the room, there was a noticeable buildup of dust and dirt between the mini fridge, desk, and walls, suggesting the area had not been properly vacuumed or cleaned in a long time. The bed sheet also had visible stains, which was what initially prompted me to contact the front desk. While waiting for staff to replace the bedding, I inspected the rest of the room more closely and found additional cleanliness concerns, including a dirty microwave and even a dirty first tissue pulled from the tissue box. I documented everything with photos and showed them to staff. Although the hotel moved me to another room afterward, the replacement room still did not meet the standard of cleanliness and upkeep I expect from a hotel stay.

The room was exactly as described in the listing. Comfortable Although the location is excellent, I think the rooms could be better priced. They're small for a rather high price. They're comfortable and serve their purpose. The staff was just adequate, nothing special.

The room is like on the pictures, with everything you need. I used the laundry room, it was very easy to use. Good location a bit away from the busy touristic city center.

Polite staff Super dirty and dusty. Rooms maybe were never cleaned. I have never stayed in such a dirty place. There was dust even on the table. the balcony was covered in cigarette butts. According to the hotel rules you can't leave your suitcases after checkout. for the first time such terrible rules and complete lack of customer focus
