location I think a staff tried to steal 10 000¥ from me, I received change after paying in cash and the staff return the change to me 10 000¥ short. At first I wanted to think it was a mistake but she counted the money and double counted and I asked if that was all. It wasn't until several hours later when I realized that I was 10k short that I went down. I mean, I am not sure if she actually tried to steal from me but pretty suspicious but you know I could be wrong. Otherwise really really nice hotel.

Very convenient yet quiet location. Washing machine was a plus for laundry during extended stay, and the cost was a very good value. No clothes dryer, but hanging clothes in the shower and starting the “dry” setting (see provided translations of controls or use Google translate) dried most clothes in about an hour. Also, be aware that no cleaning services are provided during stay l, you must empty your own trash, and staff are not typically at the front counter. But fresh towels, toiletries, and trashbags are always available near the elevator doors on the first floor.

A few more dishes in the kitchen would have been great.

It’s close to a family mart, walk a bit down and your not too far from a ramen shop, and there’s a Yasaka shrine that pretty close by which I recommend you see when your in Kyoto. Taking the bus isn’t a far distance from the hotel and it’ll take you to Kyoto station. Plus the host at the hotel are friendly but so is everyone there, so it really is a good atmosphere overall. I don’t have anything negative to say.

No breakfast provided, is ok. But not even coffee or tea sachet provided.

The room was perfect for three adults

Location Carpets etc are stained, front desk rarely manned, rooms are cramped
-
It’s clean and quiet place If you go by your own vehicle think about the parking space it’s little difficult to get parking nearby.

It was very near to Higashiyama subway station. The room was spacious and complete with amenities. The location was also situated near hidden cafe gems that serve great coffee. The neighborhood was quiet. Take a longer route to the train station and you’ll see a beautiful river near the hotel. Will consider booking this place again when I get back to Kyoto.

Great location and room size Everything was great
-
Good value for money. A little off the big noise of gion which was good for us

This was the most smooth check in I ever had at any place, I just got the key and went to my room . The room was extremely clean and had everything you needed and was really cozy. The location was great being right by the station + the river right outside is beautiful. I Would definitely recommend - 10/10 . Nothing .

The area, the room is spacious and quiet None

The third bed (sofa) was extremely uncomfortable. We were told on arrival that the hotel changed its policy and would clean the room only after our 5 day stay.

Great location in my opinion. Far enough away for the craziness of the city but close enough to walk. Size for 4 people was solid— we spent 5 nights here and didn’t feel too crowded. Still tight but better than the other places we stayed in Japan. Being on the 1st floor we heard everything from our upstairs neighbors. The noise was so insane at one point that we had to complain but it didn’t get better.

Excellent location Nothing. Everything was perfect

On the first day, my child found a spider on the bed. There is noticeable dust around the door and hair on the floor. When I took a shower, the water didn’t drain properly, and I had to clean the drain filter myself for it to work.
