Great location

I think this hotel is a great location, hard to find a place like this on the Upper East, and the rooms are small but nice. Unfortunately my check in experience was totally insane, there was no one at the front desk when I got there .. totally open space by the front door with no security … then I was given the room key of an occupied room (thank gosh the person was out at the time) and then despite presenting my ID and saying my name many times, the staff kept saying another name, and then said they didn’t have a room for me. It ended up fine but it didn’t make me feel comfortable at all. I think it’s unfair to put staff in a role that they’re not trained enough to do- I felt bad for the person.

Everything was clean and comfortable. They have a great coffee bar and wonderful staff that really seems to care. I gave it 4 stars on Amenities because they don't have gym and their snack bar is very modest. But it is a 100 year old building and there are things you are going to have to give up in these older buildings. The comfort of the room and the bed, and the fact that the bathrooms are modernized, far outweighs not having a gym or having a better snack bar. All in all, its a great place to stay for comfort, location and price. We have friends in the area, and this is likely where we will stay any time we're back in New York.

This is a small but nice and clean boutique hotel! The rooms were small but we didn’t need anything big to sleep in. It was a few blocks from the subway. Great restaurants all around. Everyone was nice and helpful with our questions. We will definitely stay there again. Staying at another Rosevelt in PA on October!!!

We really enjoyed our stay at the Franklin. Helpful, friendly staff, clean and hospitable, and close to the museums and good restaurants.

Small room but great staff.

Clean hotel in a nice neighborhood but the doors to the hallways bang so loudly that they kept me up at night. They need a better way to manage the sound or a different doorway system. Tiny room but that’s not a surprise.

Very nice hotel, perfect for a few nights out in NYC

This small hotel is located in a great location on the Upper East Side. The staff was friendly and the room was cozy. They gave me coffee coupons for a wonderful cappuchino each day and there are lots of bakeries and cafes all around. Central Park is just a few blocks away. Nothing

Window in bathroom opened up directly to neighbours, very limited space for storage. That said, fantastic location and very convenient facilities on-site like tea in the lobby.

This hotel is charming and in an ideal location, close to subways and Central Park. The front desk staff was extraordinarily kind and helpful - We would come back for them alone! The rooms are quite small, but everything else was above expectations and therefore we would always return.
