Bellevue House

Comfortable stay in a good location a short walk to the wharfs or for a slightly longer jaunt to the tennis hall of fame. Breakfast was good, with quiche and fruit a staple every morning. Free parking was available for guests. The only drawbacks were the room was a little noisy from street noise as the window air conditioner did not have a tight seal so ambient noise leaked in. Room 12 wi-fi was a bit inconsistent.

Overpriced and dated. Breakfast was ok. Was not aware the room was on the 3rd floor no elevator.

I guess we got what we paid for considering Bellevue House (and affiliated inns) is in downtown Newport and doesn't cost $600/night. Didn't really expect anything great, and it wasn't. It definitely would have been nice if breakfast was earlier than 8:00.

Central location to many sites and parking. Also free shuttle bus stop at front door. Breakfast very good but crowded and understaffed

The breakfast was nice, like an enhanced continental, but it was a little hard to take advantage of it throughout the trip as it didn't open until 8am. We liked the location of this hotel above all else - very close to the bus stop and walkable from downtown Newport as well as Easton Beach! We had four people staying in our room and we didn't ever get four towels. It took a few requests from staff to get this resolved and it felt like it was forgotten by the next day. When we arrived there was no toilet paper and it was very hard to reach the front desk via phone - we tried calling four or so times without answer.

The location was good. Angel, our check in host and breakfast manager was fabulous Our room was small. The bed was very stiff & uncomfortable. The bathroom door couldn’t open unless you were behind it. The walls are thin and we could hear everyone.

The breakfast was disappointing. Average quality. Not outstanding like many other B&B inns we've stayed in. No dresser in our room which was categorized as a deluxe room. Smoke alarm went off twice during the night for no reason.

How close it is to everything around Newport marina. The beds can use an upgrade but other than that it was a great place.
