Rooms are not at all soundproof. You can hear every single sound from the next rooms and hallways.

Fantastic and clean place, spacious and comfortable with a nice kitchen and facilities. The rooms don't have very good sound proofing. Struggled to sleep, could hear every conversation in the neighbouring room and also the occupant in the next room snoring away to glory all night ??

Lovely, peaceful, spacious, and a delightful staff. The breakfast was lovely, elegant, but quite slim for a day of activity. Also, since the property has only one evening restaurant nearby, it would be very nice to have access to an electric kettle.

The hosts were fantastic! Allowed me to join their christmas celebration, a truly amazing experience. The place is beautiful, and with the hosts really going the extra mile makes this one of my favourite stays. Highly recommend!

The place was clean and nicely decorated. The hosts were friendly and courteous. The breakfast - just some homemade sweets and yogurts. Nothing warm, no bread and butter or some meat cuts - expected much better for that price.

Nice location up a bit with valley outlook. Seating area outside. Clean room. Breakfast with a personal touch including home made tasty ricotta and yoghurt. Small room with hardly any space to put our bags. Not particularly comfortable bed, hard and bumpy - we did not sleep well at all. Very thin walls i.e the snoring neighbor was more or less in our room.

Lovely surroundings. Excellent breakfast. Friendly people who invited me to have a drink with them when I returned from town one evening. There was nowhere to eat without walking/driving into town. There was quite a bit of noise from the adjoining room from different guests so it wasn't the guests who were particularly noisy but a lack of soundproofing.

Very nice and friendly owner Great location for visiting Norcia and the surrounding. Specious and convenient parking Good size room with good heating and very clean Shower is good but a bit small in size and to enter. Breakfast including good homemade cakes and yogurt only

Everything. The host was really helpful and kind. The location was great.I would have only hoped to stay longet to be able to see more of the area. Her tarts were delicious. We can only hope to return.
