Location, the counter staff were great, limited English but mage to get information using translation app. It is an old and tired building, need updating, old hallway carpet, made my way to the seven floor, right away I smell smoke, entered my room, I smell smoke, masked with heavy disinfectant. Saw a few cigarettes burnt marks on the carpet, the bathroom corner edges are filled with black mold, I called the front desk, inform them of the issues, they told me the seven floor allows smoking but my room is no-smoking. I politely accepted, left for the day, I came back late at night to sleep, noticed my bed is broken, the mattress is literally concave in the middle of the bed. I called the front desk to inform them of my bed, they gave me a different room. The second room is a step up from the last in terms of the conditions of the bathroom and the bed. For the price that I have paid for, and the facilities compared to other hotels in Japan, it is the worst hotel I’ve stayed at. Definitely will not recommend this hotel to anyone, I would like a parcel refunded for the three nights that I’ve stayed there.

the location is really convenient. i was worried because I saw many negative reviews, but the place is just fine. basically your average Japanese hotel, except that it’s pricier (probably the most negative aspect for me)

The bathroom was unlike "typical" Japanese bathrooms, where there an "elevatation"; I love that I can walk casually and leisurely into the bathroom without tripping. The room also has a pretty good view! About 3 mins walk from Otsu station, very convenient.

It was very surprised to meet a staff who can speak Chinese. And it’s good to see my backpack is right in the room after a long day. No need to get it from the counter.

The room was very unfresh with torn wallpaper, broken curtains and a funky smell.

The bed was comfortable. The bathroom was clean. The WiFi was ok. This was the worst stay I've ever had in a business hotel in Japan. Several crazy points... A. I texted ahead to ask if I can and where I can park my bicycle. Unfortunately as I was very tired after a 160 km bicycling around lake Biwa, I was tired and texted in English. The text was clear, short...and easy to understand. But I was texted back a long message in Japanese, which said I could not park at the hotel and I was given a URL with a long list of parking lots....I was going around for one hour...only to find out that these were all parking lots for cars!!! And finally, a kind person near the station told me of a paid bicycle parking... because I was too exhausted and hungry to research more on the topic and it was late night. But when I got to the hotel, I was told by the desk clerk that bicycle parking was indeed allowed at the hotel!!! And the person who texted me tried really hard to speak in English to me, when I told her I could understand spoken Japanese...and she just had no explanation...and just covered the whole thing up with "I can't speak English and you are a foreigner" excuse. B. The room looked ok and clean. But that was all I can say that was good about the room. I have stayed in a lot of hotels and mountain huts...and my expectations are bare basic!!! The lighting was so finicky. There was no way I could just have main lights in the night mode on. For some crazy reason...the toggle switches for the main light, settings with the remote, and the light of the entrance were interconnected. I could not figure out ...as I sat battling to simply have a quiet night's sleep. The entrance lighting is too bright. The lights around the mirror...were crazy bright. C. The air-conditioning was blasting hot air. It was on heating mode. There was no way to change the mode...this was a hottish day. No air-conditioning would have helped. But blasting hot air!!?! D. The notorious bedside lamp (that everyone else has referred to)...
