Location was great. Bed was comfortable and shower worked well. A/C was not freezing, but kept us comfortable. Host offered a location nearby with WiFi, though it wasn't air conditioned. Internet was down during our entire stay.

Nice apartment in a great location. Clean, tidy, and has everything you need. It's only about a ten-minute walk from the Colosseum. Maybe my only complaint is the shower in the bathroom – it could be replaced with a new one. Everything else was very nice.

Nicely furnished Not able to use the elevator. It was locked and only used by the residents..

Location, cleanliness Somewhat difficult getting the keys, toilet running too long

The owner/manager, was great helpful and always in reach. He has some apartments in the area and when we asked for a replacement he found a solution and managed to get another one ready and cleaned for us. The location is in a live and great neighborhood with lots of restaurants, street food and groceries. It is in walking distance of Termini, Colloseum, Fontana, and a great papal basilica. Inside the apartment everything you might need is present. We visited as a family, the first apartment was in a lively neighborhood with clubs it was a little bit noisy for us with a youn kid that want to sleep soon on a saturday evening(if you are young you can enjoy the neighborhood). Then we told the manager luckily he had another one so changed our apartment to a super quiet apartment 50 meters away. Nothing specific but if I want to point to improvement points as feedback; one of the apartments missed umbrella but we didn't ask, and the beds felt a little bouncy, standard 3-star hotel mattress not top tier one.

Difficult check in, the room was assigned on arrival and nobody spoke english or spanish. At check out, there was a person just waiting to enter and do the cleaning and it was uncomfortable given that the check in was not so "on time". Also, what you see in the pics is no the room that you get, but one of those.

Once you got a key you are on your own. It is not a hotel, but rented rooms in a building. You reach the address and meet closed door. You keep pushing buttons and no response. No instructions: you have to play by ear.

The room is within walking distance to Colosseo, to Santa Maria Maggiore (where Pop Fransisco is burried) and to many restaurants/bars/trattorias. It is also close to a metro station that takes you easily to The City Centre and the Vatican. Orizio, the landlord, provides abundant information through WhatsApp and is always happy to assist. The room has basic kitchen utensils. The sofa bed mattress ss uncomfortable. There is some water running out of the shower when you use it.

The location was excellent and the owner is helpful. Some facilities (like shower) were a bit off but still ok to use.

Great location, comfortable and clean apartment, helpful host

The owner was very polite, friendly, and accommodating, and the staff was very helpful. The room (1) was perfect for two and had everything necessary. It's between the Colosseum and the Termini train station (near Cavour metro station).

Great location, the apartment was clean, great that there is a kitchen There was the stench of cigarettes from behind the wall in the kitchen, and also at night the fan in the kitchen made noise which could not be turned off.

Location is excellent, close to Termini (local buses and Metro and trains), and Cavour Metro. Close to main sights for short term visitors. Excellent restaurant across road Pasta Urbana (Via Urbana 126). Urbana 33 is not a hotel but more a room. Independent check in and out. Owner easily available on WhatsApp. Was surprised no sorting of room over 4 nights.

Exceptional

Host has done a great job re-purposing the property in an old building, modernising as much as possible The bed base is malting its outer cover and needs replacing. The basin tap leaks. The silicone around the shower is mouldy.

The size of the room was very good, we could easily unpack our suitcases and move around the room without getting stuck. Coffee and tea were provided for us to use. Additionally, they put paper towels, which was a good thought. The cleaning was not good, there were 4-5 hairs in the bed. The drawer where the hair dryer was located had a lot of hair in it and had never been cleaned. There were also items such as headphones left over from previous customers in the drawers in the room. As for the location, it is a 10-minute walk from Termini station, but you need to walk at least 30 minutes to other tourist locations.

The pre-arrival confirmation and info update from the host was useful as well as having a direct line to him in case of any queries. Room was fine, excellent location, close to the night time action, subway station and a 15 min walk to Colloseum, Trevi Fountain. A noisy neighbour on the adjoining courtyard at 7.30 am!
