- Luisa. She has it all figured out! Unflappable, no-nonsense, and able to provide help with even the objectively strange or uncommon needs (e.g: Luisa, where can I find a tape measure in a hurry?") - Breakfast. Real, proper italian bar breakfast just downstairs and a leg shake, included in the stay..... - Minimarket just downstairs - PROPER AIR CONDITIONING! The road below can be a bit noisy, but that depends on how light your sleep is.

Luisa runs a tight ship but is super nice. The B&B is small/intimate and spotless. 5th floor, quiet, and good a/c. Great value for budget travelers. The Metro is 25min walk, so you should plan on getting to know the busses. Google maps is pretty good but not 100%

How Luisa dealt with the situation was very good, as the check in time isn’t clear in booking so she managed to leave the keys to me and was very flexible

The street noise was loud and I could hear a lot of noise (talking) inside the building. This didn’t bother me much as I was exhausted at the end of the day. All noise subsided after about 10 pm.

The BnB is on the top floor of a well-maintained and accessible palazzo a few blocks from the Villa Borghese. I'd never stayed in this neighborhood before and was completely charmed by its gorgeous buildings, relaxed vibe, and proximity to these impeccable gardens. The 92 bus stops just below the palazzo, and in 10 minutes, you can either arrive to or from Termini station. All very easy! Luisa, the host, was beyond kind and accessible. She had plenty of suggestions for things to do and economical transport, and was generally very nice to talk to! She was also very responsive in providing me with documentation of my expenses, as I was travelling for work. My room was large, had a comfortable bed with clean linens, and ample space to store my things (had I stayed for more than one night). The space was quiet and peaceful; the BnB was secure. The shared bathroom was clean and easily accessed. I never had to wait. The reservation comes with breakfast at a bar across the street: a delicious pastry and a cappuccino. I'll definitely reserve this place again when I'm transiting through Rome for work or there for a longer visit! Grazie mille, Luisa! Everything was perfect!

The owner insulted me from the moment I arrived, calling me a liar, a thief, rude and among many other insults, the most racist place I have ever been to, I do not recommend it at all, I had a very bad time

Luisa was really nice and checking on how I'm doing and how's everything going on! I loved the room with a beautiful balcony view to Via Po! It was also nice to be out of tourist zones! I was exploring and enjoying the area around and there were really nice places to enjoy! More local place's. Really close to Villa Borghese which is definitely something to check! The bathroom and toilet area were clean and nice. Also I was really happy there was a fridge in the common area! I didn't realize when booking that you can only check in between 11am-1pm which didn't work for me but Luisa (owner/hostess) fixed someone to come later. I just had to pay him for his trouble. Also I wish there would be hand soap in the bathroom.

For instance, check-in only available between 11-13 (11AM to 1PM) later check-in was denied (and no refund available) so we had to re-book our flight. There is 5 rooms and one bathroom to share, we thought we had our own bathroom, but was not a problem in the end. We never ran into the other guest. It also says breakfast is available but apparently you have too book that as well, so we found some nice cafes instead, so it was all good in the end. It is a bit far from the nearest Metro Station, but very well connected with busses so transport to and from downtown (or Termini station) is not a problem. In short, a special little place, not what we expected (probably our own fault for not reading all the information properly) but it did not ruin our trip. It's a place we will remember for good and bad. In the end, we had an amazing week in Rome.

All the negative reviews are true. I didn't check the reviews before I booked which was so stupid of me. If you see this and still decide to book it, well good luck to you cause you are gonna need LOTS OF it

I love this place a lot. The host is an amazing woman, the room is beautiful, and the entire apartment is clean and well-maintained. The location is incredibly convenient with supermarkets, bars, clubs, and a beautiful neighborhood nearby. Breakfast options at the corner bar are great, with coffee and croissants to choose from. Highly recommended!

This is a SCAM! Please read visitors' reviews here: https://shorturl.at/uIMO4. Read the property owner's responses as well, and you'll get a clear idea of what you're getting yourself into. Most horrendous hospitality experience in my life! The owner is SO RUDE and agressive. Despite my non-refundable full payment, she cancelled my stay on Booking.com to prevent me from leaving a review. If you're looking for an affordable property in Rome, check the monasteries. They're very clean, very quiet, most of them don't have curfews and *most importantly* staff won't scam you there. Stay away from this place! The owner of this property harasses you non-stop by phone, WhatsApp and emails; she threatens you, makes false accusations against visitors in order to extort them. She also refused to let me in at the arrival time I had clearly indicated when placing my booking (and which she agreed to) *unless* I paid her extra. As you can see from all the Google Reviews (here: https://shorturl.at/uIMO4), this is a scam that has been going on for years. No wonder she doesn't allow free cancellation even months ahead of your stay.

Location, nice building, good wi-fi. The furniture is old and had seen a lot, the smell of dust always stayed in the room, the floors that you can't step on barefooted and its just bad vibe. Shared bathroom was okay, but owner didn't care even about soap inside. So if you are staying more than one night - you better buy some shampoo & shower gel, cuz they give you two tiny packs of some liquid but i used one of it just by washing my hands ? Next - owner Luisa comes every morning around 8:30-9:00 and start to clean commune facilities (thank you) but while doing that she speaks SO LOUD by the phone so deaf could hear it. So you waking up whether you want it or no. There's tiny kitchen & microwave - all dirty as hell, so i used plastic forks instead of normal one cuz they are obviously don't care to wash it carefully. All they care is money and you check out at 9:00 sharp. Didn't feel myself safe, welcomed and at least comfortable.

The place was very clean and I could rest well. The room was small but cosy and with everything I needed. Luisa let me know everything I needed and she was very helpful. The place is smack in a lovely neighborhood where there are plenty of good restaurants, cafés and other businesses. The breakfast is included and you can have it at a nearby café. WiFi is available and it worked with no glitches. It was a bit further away than I expected from the clinic I need to go to. But it was still at walking distance, so I was ok at the end. The bed was a bit too hard for my liking, but besides that everything was perfect.

The bathroom was always clean. I received a complimentary breakfast voucher at the corner bar. The site has good access by bus. More positive points I can not find. Place was not tidy as in the photos to receive guests. Air conditioning is charged per day at check-in. Furniture covered by cloths, that is, not at all comfortable. Place doesn't smell good. Horrible checkin time. It is necessary to pay an additional fee to check in at another time.
