Cleaning was a joke. Dust, stains, mold in the bathroom, etc.

Location close to the Vatican. BEWARE - Reserved with confirmation “Deluxe Suite”. Given a loft closet. NO LOCK ON DOOR, inside or out. Slanted ceiling, husband could not stand up. Amenities not included from listing, shower, coffee, mini bar, hairdryer, trash bin. Did I mention, you need to make sure your booking has a door that has ability to lock (no key provided). No staff on site, stated there was no key and that “people would respect our privacy.” Glass brick wall in bathroom, view from toilet I can see my husband taking a pick from the outside unit stairwell. Curtain they hold over glass did not cover and held up by 3 tacks. Amenities included that were not listed, 2 condoms and a box knife in the nightstand.

I liked the location and the design, the villa is beautifully designed. i liked that at least you have a hair dryer I didn’t like the fact that the access to the property was faulty, the electronuc lock to the house ha d no more battery left and it took us multiple attempts before opening the door. But the reception answered when we called, but the lock worked in the end. There is a bit of mould in the property. Also, tere is a toilet outside of the room. It was leaking continuously and it made so much noise. The door to that toilet was stuck so you couldn’t close it. The door lock to the room was falling every time we used it! I contcted the property via booking app to ask for an iron and to report the issues, I was igonered. There is no way to heat up any water for at least a tea on the property, I didn’t know there were no facilities on the property, just room and shower.

The bed and bathroom were clean and good, but we didn’t get any new towels until week asked. The surroundings were nice and quiet. They show a hottub and kitchen in the photos but the hottub was dirty and out of order and the kitchen locked with a screen, which was rather disappointing. The common areas hadn’t been cleaned in a while and the automatic door lock sometimes took 5 minutes to get open. We did not see any staff for the entire duration of our stay.

The building itself is quite nice, as is the bed. It's located within 10 minutes of a metro station in a good area and is fairly easy to locate. The check-in process was pretty straightforward and the place felt quite secure due to the location and multiple code entrances. The place wasn't very clean -- floors were quite dirty and looked like they hadn't been mopped in a week, there were somebody else's old clothes inside the closet, so clearly it hadn't been cleaned or even looked in. The facilities were nonexistent -- the kitchen was padlocked (really?), the yard wasn't very well kept, the hot tub was out of service, and there wasn't even anywhere to throw out garbage or recycling. The room was OK at best -- pretty small, no free breakfast or tea, the shower was completely clogged, and the wifi in the room didn't work with the door closed. No staff on site and communication was nonexistent -- I sent two or three messages in the week leading up to my stay and didn't hear a word from the staff until I checked in. We only stayed for 1 night so I didn't bother to message them to resolve all of the problems listed above, but previous reviews mention that staff was impossible to get a hold of anyways. There was also no staff on site which seems a bit odd for a hotel.

Location was great, within 15 mins walk to Vatican museum. Poor service, stayed there for 4 nights but couldn't spot one person. Stairs were frustrating, but I can't complain when I am in Italy. Air conditioner in the Deluxe Suite was noisy, really struggled to sleep after a long day. Manager tried his best to sort out my issues over phone, but was expecting a better service than that.

It was a pleasant room in a nice building with a good garden only metres from the edge of the Vatican The check-in process on-line was hard going, there were far too many emails, but the big problem we had was access. It was quite hard to find. The satnav took us to a dead end street leading to steep steps, so we had problems parking, manouevring, getting the luggage in. At the main gate there was no clue how to get in, it turned out to be via a link in an email. The main door was also unlocked online. The room doors were really tricky to work. I was locked out at the main gate in the morning because I lost internet connection on my phone and had to go back up the hill until I got signal. Because there was nobody on site and everything was enabled by phone the basic process of getting in and out was way too complicated and prone to problems.

High standard. Clean. Location was 20 min walk to St Peter's. Location was not very clear. Steps are difficult if you have large luggage case. No issue if out walking

They charge a 80 euro amount to use the kitchen. So I guess the pictures of the property can be a bit misleading in case you wish to cook your own food. Gym hours are also very slim and during peak moments for tourism - it would be better if it was open early morning or later in the night

The only issue I had was that the hot tub was advertised in multiple places in the booking.com listing and is not operational. Maybe it’s just a seasonal thing, but a note that it is not in use would be nice.

Excellent location 5-10 minute walk from Vatican museum. Local bars and restaraunt very good Room very nice and clean. Property does not have any visible staff and all access is via remote links from your phone. Any questions have to be done via email and therefore not answered immediately or at all Our european plug did not work in the hotel and we had no battery left in phone. We were then very concerned we would be locked out of the room/hotel. .

Amazing space, the room was spacious and had a full bathroom including bath and bidet. Full AC made sleeping in the heat a breeze. Easy to use locks for the property. Lovely garden and plenty of spaces to relax socially if you travel with people. Full lounge and to our supprise a gym too! I could go on forever listing small details that made this stay feel special, All in all this feels like a luxury apartment in a perfect location for seeing the winder city without a premium price attached. The managing staff were very welcoming and gave us plenty of opportunity to report any shortcomings we might have found, Never needed to.

Presidential suite is huge and comfortable. Self check-in is well organised and gives you the freedom to arrive any time. Doors are opened by a link from your phone, which I liked - but you need to have battery and internet on your phone. Remote assistant is very responsive and tries to help in all matters (but I guess does live in Italy - would be better if the owner would arrange a short stay to make her familiar with the apartment and the city). The property has wonderful garden, pity we could not enjoy it during winter. Location - it is almost 1 hour bus + walk to anywhere you need to go, but Roma is huge and there are many public transport options, even after midnight. You can walk to Vatican.

Too dark at night and too many stairs. We were always worried we would not have phone access to get in. Power outages. Breakfast was good, but did not know it was going to be off site. Added time to day.

Excellent breakfast - but a walk away. Comfortable bed. Quiet location. Good size room. The open plan bathroom off the bedroom. No glasses in the room for 3 days. The room had obviously not been checked before we arrived. Cups for the free tea and coffee were absent some days too. Difficult to adjust water temperature in shower. The off-site management.
