Heavy water damage and mould. Looks like it was only painted over. Had an asthma attack in the night as a result.

We had a truly unforgettable experience at this beautiful homestay near Hang Mua Cave and Dragon Laying Mountain. The location is perfect—just a short distance from the main attractions, yet tucked away in a peaceful setting. Our room opened up to a breathtaking view of the paddy fields, and the overall vibe was simply stunning—calm, romantic, and joyful. We genuinely cherished every moment we spent there and only wish we could have stayed longer than one night. One of the highlights was the pool at night—it felt magical, especially on a full moon day. Surrounded by blooming flower plants, with stars twinkling above, it was a dreamlike experience. The homestay also offers great conveniences like a laundry facility and scooter rentals, making it easy to explore the surrounding area. There are also plenty of local restaurants nearby, so finding a good meal is never a problem. A special mention to Moon, the sweet and friendly dog who added so much charm to our stay. And heartfelt thanks to Thanh Chuc, the warm and helpful girl who was always there to assist with anything we needed. We truly miss the day we spent there—and the kind, welcoming people who made it so special. Highly recommend this place for anyone looking to unwind in a peaceful and scenic part of Ninh Binh! We honestly loved our stay and have very few complaints. If anything, we just wish we had more time to stay longer and enjoy everything the homestay and surroundings had to offer. One night wasn’t enough to fully soak in the peaceful atmosphere!

Near the sapa dragon express dropoff point. Host was very kind to wait up at night because our bus arrived late. Host was super helpful communicating with the bus company when we lost our glasses. There aren't restaurants or cafes open along the street, could be low season. You'd have to take a taxi to the main area for any food.

Check in was easy and heated blanket provided which was nice as it was cold in Sa Pa when we visited. Our bathroom smelt like cigarettes, presumably because of the extractor fan and someone was smoking nearby. Also no natural light and property was quite noisy.

Very quiet place to sleep and close to the SSB bus station of Sa Pa I thaught I booked a room with AC and a good view. Didnt get any of this.

Close to centre and very friendly host ? Very cold in the room ? and bathroom not very clean ? also there was no toilets paper

Nice and quiet area. Staff friendly and helpful. Short stroll to Sapa Town lake and restaurants surrounding. Beds found to be quite hard (if not used to that kind of thing), cooling by use of pedistool fan which can be a bit noisy when sleeping.
