The location was amazing the staff greeted us as soon as we came extremely helpful. When there was a scheduled power outage they made sure to come around and tell all of us so we knew to make other plans. The only thing would be I feel like the pictures made the unit look bigger than what it was. And the water pressure in the bathroom was extremely low. But would definitely stay here again with all the extra amenities beach towels and everything like that was outstanding! Water pressure was very low, and pictures made it seem a hit larger than what is was.

Check-in was easy and the staff were great throughout our stay. The location is excellent, very central and close to restaurants. You can walk along the waterfront from the ferry in about 20 minutes, though it would be more difficult with a suitcase. The hotel suggested a golf cart rental company with a discount, and while we found cheaper options elsewhere, having a golf cart is definitely helpful if staying more than a couple of days. When the internet issues were raised, the manager addressed them right away. The room itself was just okay. It was quite small and could use some updating. Unfortunately, there was someone else’s hair throughout the room, including in the bed and shower. We were also located next to guests who were smoking on the patio for much of our stay. The internet worked intermittently. The beach was covered in sargassum and was not cleared during our time there. Overall, the room felt a bit overpriced for what we received, and we would not choose this room again.

The location in town was excellent. Walking distance to everything. The room is getting dated. The pool is not private, it’s open to the whole street.

Location was amazing. Right on the water front. Walking distance to the town. Staff (Orlando & Clara) was great, responsive, friendly and polite. Everything was clean. Good to have a small kitchenette. Sofa bed was comfy (for kids). Shane was super responsive and supportive. We were a little unlucky in that we had water leaking from the floor above but the team was super responsive and quickly addressed the issue, so I do appreciate that. I would not hold the leak against them. I wouldnt say "didnt like" but would have been nice to have some basic condiments supplied (oil, sugar, salt, pepper, coffee, tea).

Ya GOTTA LOVE the tropical weather, you can't beat the longest barrier reef in the Northern Hemisphere, and that's the best diving I've experienced in several decades. As advertised, Palapa House has ocean views and is beach-adjacent. The apartments are newly renovated and well-kept, as evidenced by the three-hour, extremely thorough pool detail it received on Monday. This was my first visit to Ambergris Caye, San Pedro & Palapa House - what was initially surprising to me very quickly became one of my favorite things about the location. This oceanview beachfront house is not a resort, isolated from local residents. You are right in the mix with neighbors: locals going about their daily business (non-tourist and tourist alike), schoolkids walking by, deliveries, construction happening. I enjoy living like a local (sorta), although some folks might not. San Pedro in general and Palapa House in specific are not resort-oriented: this might sound silly to write, but Palapa House is a house, not a hotel or resort that has an ocean view, and is beachfront, so... ...San Pedro beaches skew commercial/industrial: numerous docks; dock-restaurants; beach cafe; van, taxi and golf-cart traffic on the beach; sand parking lots; powerlines; & sargasso weed extending out up to 50 yds out from shore - it takes a moment to get used to, this ain't Zona Hotel in Cancun. Palapa House is a three-story house that looms over off-beach buildings behind it, which mostly are the typical tropical unfinished, mildewy concrete buildings with rusty rebar poking out, lots of laundry lines, and rusted car parts and tools in the yard. It's inaccurate to say I didn't like this, I found this familiar and comforting but some may not. The beach road & parking lot overlook the property pool, so not too much privacy.

The slider doors were hard to slide and I had a back issue which probably made it worse. We mentioned it to Orlando and he addressed the problem promptly. We had another problem and they are addressing that too. We were pleased with their response.

Location was decent but it was loud with locals on the beach to late hours Room size very compact, no privacy from your partner for going number 2 as it is all open air and tile floor.

Didn't realize there was a breakfast. Clara, the housekeeper/doer of all things was amazing. She was not only great at what she did but gave us great recs and was a great person to know from the island. I would go back to the palapa house and stay again, especially if Clara is there!!! :)

Great location. Oceanfront property with a nice view. Nice dipping pool that was cleaned and maintained on a regular basis. Centrally located in San Pedro. Close to several restaurants and shops and convenience stores.

Location cannot be beat, on beach, 1 minute walk to great restaurants, across road from dive shop. They should have a broom and dust pan. Right on beach, as hard as we tried, track in sand.

The air conditioning units outside are located directly under the bedroom, so there is a lot of noise all night! No beach for swimming within a 10 miles radius. No privacy on the balcony!

We loved the location! Great staff, especially Orlando, and great view of the ocean! We were in room #5, which has a door that is locked that can adjoin the room next to it, but unfortunately, that door has no soundproofing at all, and the couple next to us had two children, one of them being a newborn baby that cried most of the night, which made our experience not as great. If you are worried about soundproofing maybe rent both rooms.

Very comfortable. The suite style is very convenient for families. Plenty of great restaurants close by. Right on the beach.
