The location, the view and the leisure facilities. The overall filthy condition of the room, hole in duvet cover, badly stained old curtains the hems had been stapled, cracked bathroom sink, black mould on the bathroom ceiling, stained carpet, dust everywhere and dirty windows.

Breakfast was good, there was enough choice. The bar food was good value for money. The pool area was clean and tidy. The room was spacious and clean. The room had a terrible out look The view was a wall building with wires hanging out, rubbish on the flat roof seagulls just wandering around near the window scavenging for food.Did ask for a change of room but none available. Consequently due to my young grand son who didn't like them we kept the curtains closed.

Lovely position, nice friendly staff I was extremely upset that the single pull out bed I slept on was urine / sweat stained I took photos of this and have sent them the day after my stay to customer services I am yet to receive a response . I was waiting to hear back before I posted my review but it s now over 2 weeks . I did tell reception on leaving that the sheets and mattress protector needed washing / throwing away and new ones putting on. The mattress itself needed changing . I only slept one night and only discovered this in the morning after stripping the bed as always do on leaving to assist housekeeping This was such a shame as had enjoyed the stay ,I had to have a second shower after my discovery

Everything was superb, the food was exceptional, the rooms were clean and comfortable The only thing that was wrong was there was no air-conditioning

Location Not up to 4 star standard, original room far too small for a family room (we changed rooms), water left in kettle, toilet broke in the morning so had to use toilet in the lobby downstairs, decor in room a bit scruffy, breakfast ok but not brilliant.

Excellent staff, very friendly, welcoming and attentive both on check in and in the bar/restaurant. The room (I paid for a sea view upgrade) was spacious and did indeed have a lovely sea view and view of the harbour. We slept with the curtains open, mainly to let some air in as it was still warm even though not in the main heatwave, and I watched the sun rise from my bed on the 2nd morning! The bed and pillows were comfy. There was a huge mirror above the dressing table. My 13 year old loved the coloured lights in the bathroom! The room was clean and there was tea and coffee in the room. It was handy to have a side table and 2 leather chairs in the room so I could enjoy my glass of wine in the evening not sitting on the bed The swimming pool on site was great and me and my 13 year old enjoyed a dip both days of our stay. There looked to be good gym facilities too but we didn't use them. The jacuzzi area had a Victorian baths feel to it with nice blue wall tiles. The pool area was very popular but not overbusy. The bar area had a good vibe, was busy but not overcrowded and the bar menu was good. We ate at the hotel both evenings (once in the restaurant and once in the bar). Both lifts were fully working. Great location for a walk down to the promenade through the gardens and we got the funicular back up after a full day out. Would definitely recommend. This building would have been absolutely stunning back in its day and it was looking a little tired on the outside with flaking paint and dried up planters outside. The outdoor sills of the windows would benefit from a clean and one of our sash windows in our room wouldn't stay open so we had to lodge something to keep it open. That said, none of that detracted from us having a good stay. It was unfortunate that on the second day the fans above the very large jacuzzi in the spa were not working and therefore the chlorine 'fumes' was making it sting your eyes so much so that no one could stay in it. A shame as it was absolutely perfect on our first day. I did report it to the lady on the spa reception. The ladies changing rooms right opposite the pool exit need a clean as there was a thin layer of dust on the surfaces and tiles. Again, I'm being picky and it didn't detract from an otherwise good stay.
