Superb value for money. My single room without en suite was ideal for me. The staff were very accommodating about my need for an early breakfast.

Sadly the location is next to a care home. The bathroom window looks directly into a care home bed where someone was being cared for. The noise of the care home was continuous all night. The décor of the room, mirrored the care home and felt very uncomfortable. Don't expect an early breakfast, 8:30 to 9:30, despite asking and many seating at the table for 8am you were not served any earlier. Which made it very difficult for meetings and for booking an trips. The card to fill out for breakfast choice is a good idea if it works and they read it. So expect it to be wrong or you don't get what you ask for. The lady serving seems very unhappy and stressed as most of the guests were sat waiting at 8am. One couple left without breakfast as they would miss there boat trip. Look for a different place if you are on business, have planned trips or are an early riser.

Exceptional

The Hosts were very helpful and friendly nothing was to much hassle, love the juke box and free books, The breakfast was the best, fantastic choice.?. This is my own preference but One thing I would do is serve the lovely breakfast on hot plates, but no big deal.

Everything The single room bathroom being down 10 stairs. I knew it was separate to the room but assumed it would be next door or across the corridor. My mistake for not checking. However on assessing my needs I was relocated to a fabulous room for which I am very grateful. Thank you.

Reception on arrival.nothing was to much trouble.we had everything we needed.james and Corey were very hospitable.meals were nice and hot. good choice of menu.plenty of it. would defiently stay there again.comfy beds.very clean BxB (LEAVING)Scarbough is quite hilly if walking.buses are near by and regular.not much to dislike a relaxing break

Food and staff were great, very welcoming, let us arrive early as it was raining Just a little bit hard to park, once you have a space you don't want to go out in the car again ?

It’s our first visit and I thought it was exceptional Kerry was very friendly. The room was clean and the breakfast was top drawer.

The room was quiet and inviting, with a large, plush bed and quality linens that made it easy to sleep at night. There was plenty of storage space .What really stood out was the sense of peace and privacy. The host was amazing, What impressed me most was the consistency and transparency of the service. The staff was always available and straightforward about the services they offered. Moreover, The breakfast spread was always fresh, varied, and satisfying.

Scrambled eggs and fruit salad lovely and bathroom. Never hardly saw anyone If everyone had eaten at the same time I might of actually seen more guests other than the last day. Bedding reminded me of hospital sheets not Egyptian cotton. Seemed a little disorganised because the staff member was run off her feet.

Our stay at the waves was brilliant the hosts James and Kerry were the most accommodating hosts we have ever come across nothing was too much trouble The breakfasts that James provided were exceptional and the service Kerry provided was amazing Kerry kept the room to a very high standard I got a little too warm and Kerry promptly provided a fan to make me more comfortable which worked nicely When we eventually go back to Scarborough the Waves guest house will be the first we try to book Thank you James and Kerry for making our holiday a pleasure

Cooked breakfast was delicious, poached eggs amazing. Variety and choice very good.

Perfect location nice walk down to seafront, our room was perfect comfy bed everything we needed. Breakfast the next morning was beautiful and plentyful! Would definitely stay again and recommend to all.

The staff were brilliant Nothing

We actually were asked to stay at the Cordelia, another property owned by the same people. We loved the building, the rooms were very comfy, breakfast was extremely well prepared with lots of choices. We had free parking on the street and were literally 2 mins away from the seaside. It was a lovely few days away and we thoroughly recommend staying here! Nothing at all, we were happy with everything!

The breakfast was excellent. Great choice, well presented and beautifully cooked.
