Amazing location, near two metro stations on major lines, very close to Tokyo station and a Lawson (convenience store). This was my fourth time staying here. It's always clean and I was able to check in a little earlier than usual. I could also opt for late check out for only 1000 yen, other hotels in Tokyo charge a little more. No phone in the bedroom, so I couldn't reach the front desk without leaving my room.

Very quiet and close to lots of stations and convenience stores. Didn’t change bed sheets, you have to pay even though I was staying for 16 days. No coffee or tea in the rooms.

I don’t usually leave bad reviews, but this was the single negative experience of our entire trip to Japan. Unfortunately, it was the staff that made the stay so disappointing. I messaged the hotel days prior through Booking.com to request an early check-in, but received no response. We arrived at the hotel at 12 noon, exhausted from our long journey, and were told we’d need to pay an extra 1,000 yen for early check-in at 2pm, even though the regular check-in time is 3pm. We agreed, but after a frustrating check-in process, we didn’t get into the room until 2:30pm—and were still charged the full 1,000 yen for just 30 minutes of early check-in. The receptionist was unhelpful, unaccommodating, and made the entire process unnecessarily difficult. The room was incredibly small and cramped for four people. Despite paying around ¥95K for 2 nights, we had only 3 pillows. When we asked for more, we were given just 1 pillow and 1 blanket—completely inadequate for 4 people. It was the poor service from the staff that really ruined the experience. Between the lack of communication, the extra charges, and the uncomfortable room, this hotel was a huge disappointment. Not worth the price at all.

There was mold on the shower curtain and someone's hair in the tub when I first arrived.. it didn't seem like it was cleaned properly, if at all. I chose this hotel over other LiVEMAX locations in the central Tokyo area because it wasn't rated as "disappointing," but I doubt it's much better than others that are rated as such. If I had the choice, I wouldn't come here again.

This hotel’s strategic location near the train station is a major highlight. The Airporter service was incredibly convenient, simplifying our airport transfer by easily handling our luggage. The staff was friendly and thorough, explaining the process step by step to ensure a smooth experience. Also, it's straight connected with Lawson! we can easily buy our food/beverages there! Even though we stayed for five nights, our room was cleaned only once. It would be great if more frequent cleaning could be offered for long-stay guests. That said, it wasn’t a major issue for us; overall, our experience was still satisfactory.

Really good connection to the subway ! Smelled like feet in the room. 2 beds for 3 people. Not enough place to open a suitcase.

The location is great. Walking distance to many locations The hotel wasn't too clean. I noticed the railings and aircon units in the corridor were extremely dusty. When my bed was made there was a clump of hair (not mine). The toilet roll holder was broken and taped, not fixed properly. The staff were inconsistent in their knowledge and ability to help.

I loved the location, 50 meters from the JR station, many supermarkets fences, cafes, places to eat. Everything you need is nearby. 15 minutes from the center of tokio. The small room but with what you need, everything is very quiet and with cleaning service if required
