Amazing place. Your own place in the jungle. The owner created an amazing atmosphere. It was comfortable and well equipped. The owner is super helpful and easy to communicate with. The small pool is a bonus, and with all the hanging plants, it fels like you're in a jungle. The air con was working well, the kitchen was well equipped. There was a problem with water pressure, but the owner gave us a tip how to sort it out so if you're staying there, ask him, and it will all work well.

Nice little vacation oasis. I like that it was a full villa I could stay with my friends together. Quiet convenient. The shower needs a bit of a scrub.

Felt very close together and enclosed. Not sure we would have liked it if a noisy family was there as the pool table and chairs were right under our balcony. Bit alarmed never to meet a host. Felt the only way of communicating was through booking.com . Wifi failed but eventually we managed to restore it. Also no hot water for 2 days. Again never felt there was anyone on site to ask to fix it

Spacious room, very comfortable bed, quiet neighbourhood, very close to great restaurants, bars, etc.. The bath was not cleaned well, we had strangers hair in the bathroom and the shower and the faucet were heavily calcified. The owners let two stray cats live on the property. In the check in description you are asked to feed the cats two times a day, which is very odd for asking your guests! Furthermore the cats were defecating close to our porch and there was a persistent bad smell in front of the room.

The place is a little gem hidden in the busy Tulum streets. It’s quiet, the room is very big, it has everything you need inside! Each room Ba sits private balcony. Our kids slept in the mezzanine and loved to have their own little area. The beds are super comfortable (and I’m a difficult one!). The pool is a big bonus as Tulum is very hot and only beaches. Better to rent a car and move around with the car. Private parking available for free. There is absolutely everything next door: amazing breakfast places, beautiful trendy restaurants, supermarket, bars etc. The owner, Ali, is amazing. He’s friendly and really care about his guests. He gave us the best tips about Tulum, without him it wouldn’t have been the same. We even had a dinner together with him and the family! You can even rent the whole place and privatise it if you are a big group, price is super affordable for the quality! Next time in Tulum I will return at Alicat villas! Thank you Ali!!

fun place dirty bed sheets. dirty curleries, plates and glasses. bad wifi signal, from 3 networks we were able to take wifi from only 1 and wasn’t good

plantes, pathway to the apartment, all in wood, nice ceiling high. bathroom was not in very good shape. Water pressure at the shower.

Very nice and big room, 10 min walk to the city center. Due to this fact it´s in a very quiet and safe surrounding. Friendly and helpful staff and everything clean. Definitely a good Option! Everything perfect!

Location was wonderful

A little bit far away from all the action, but nice, well preserved villas. Bike or scooter / car is recomdnded. Verry easy check in and check out. I really liked it there.
