very nice hotel, close to the taxi boat station (main transport means around and inside Venice) good breakfast, all typical what you expect from 4 star hotel you can find in breakfast. Coffee was good (but it could've been a little better though) rooms were good , spacious enough, and they had balcony and the view from the balcony was pleasant (many flowers and trees you see from the balcony) The only thing I didn't like is that every evening we returned back to the hotel, we asked for two cup of teas for me and my partner (in total 3 evenings) at checkout, they charged me 30 euros for that! I found it extremely high for some cup of tea in a hotel!

The location of this hotel is hard to beat. Just a few minutes away from the vaporetto to Venice and a nice 10-15-minute walk to the beach on Lido. It is really the best of what you can get in Venice. The breakfast is ample with lots of choices to suit your mood. A special thank you to the breakfast staff; they were cheerful, polite, and efficient! The receptionists also went out of their way to help, inform, and accommodate: on our first evening, we got a detailed map of places to eat while avoiding the tourist traps! Thank you! This is, however, where the positive things end. We stayed for a week, and I went back with an inflamed hip and sore back due to a stone-hard mattress and uncomfortable furniture! Those old chairs with 90-degree backs and small, worn-out, low armchairs are not meant for relaxing after a long day of walking. The drawers in all the tables, and especially in the very low dresser in the closet, are impossible to pull out! There were two of us, and this *superior* room had only one armchair, one glass in the bathroom, and tiny cups for coffee and tea. We asked for a second armchair, and the staff provided us with a second lumpy, low, uncomfortable piece of low-back enemy. The table on the balcony was broken, the top was leaning more than the Venetian towers. Out of all the fancy-looking furniture pieces, the only usable one to sit on was the bed, but it was too hard. Bedside lamps without lampshades emit harsh, bright light, not cozy at all. The WiFi was very weak and kept going out, making it difficult to do some work. The room temperature was impossible to regulate, so we had to sleep with the balcony door open, waking up to guests smoking on the balconies or to the noise the hotel staff made starting at 6 in the morning. Unfortunately, this hotel is a typical example of how what it looks like in the pictures can deceive function and purpose. The hotel's lobby is decorated in a modern 1920s style, but the rooms with their tasteless antics represent the traveler's nightmare, really. If you are tall and have back problems, I would not recommend staying at this place longer than one or two nights.

Good breakfast. The location is great, quite neighborhood, close to the vaporetto station and 10 min to the beach. Walls are thin and could hear a lot from other rooms.

Convenient to the vaperetto, cute hotel, walkable, close to food, beach, stores. Really appreciated the breakfast each morning. The quality of the beds. Ours were strangely hard but also springy.

Comfortable, staff was really nice, worth the price, it was small but had everything I needed. Also breakfast was pretty good, and I slept well, they had extra blankets. Not many convenience stores around but that’s fine

We didn't like the coffee from the coffee machine provided for breakfast. Espresso was fine, though.

Breakfast was far beyond our expectations, many kind of fruits, bakery products, cakes, loved it. Good location, nice staff, would definitely return.

We had a spider web in a room and they cleaned after we have discussed it. Breakfast is not on terrace even when is nice and worm weather. Rooms are outdated. Beds are uncomfortable.

The breakfast was very good. And the night time staff Marco was friendly and helpful. The room attendant was also friendly and helpful 1.Other Staff- not friendly almost surly and not helpful or welcoming 2. We specifically booked a queen bed. Instead we had two twin mattresses pushed together so there was always a place to slip down. When I raised this with the hotel staff they were dismissive 3. The water for the shower was only at best, warm 4. No iron on the the premise and the explanation was fire hazards 5 Had to ask for an extension cord so the kettle could work and there was only one glass in the room - minor issues. 6 Breakfast was scheduled to last until 10am. At 9:55, the staff turned off the lights. There is a much better way of asking adults to wrap things up. Overall, our biggest issue was the poor attitude of all the staff except Marco working nights and the room attendant

Bed and pillows were hard. Staff at from desk when we were leaving we’re not too helpful with ferry info. For a one night stay, location was too far away from the main area of Venice.

Excellent breakfast in pleasant surroundings. The room was small and cramped, including the shower. The desk was too small to work at.
