Kai Boutique Studio & Rooms

Small but clean Studio that is right across the street from the sea. There were some mosquitoes and tiny flies locked in the closed room upon arrival that were bothersome and took a couple of days to get rid of. I arrived on one of the hottest days of the year and it was nice and cool with the A/C already turned on but a complementary bottle of water would have been nice especially since Marijan the host was not there to greet me and help carry one of my heavy luggage bags up the outside stairs to the elevator. Water leaks under the shower door so you have to be careful and have the water come out slowly and less frequently and the kitchen table is a little small.

The location is excellent, although the approach to the property is not encouraging. The cutlery and coffee maker with capsules were very good. The cleaning lady was exceptionally nice and allowed us to leave our luggage before our official check-in. I greatly appreciate this gesture on the part of the management. The screen that provided privacy to the adjacent bathroom/ lavatory was slightly shorter, which compromised privacy. I spoke to the person in charge over the phone from Abu Dhabi, after which he could give us the room for three nights and although he promised to help me find other similar accommodation for the remaining days, I did not get much support from him. But this is not a complaint. I was also not told that there is a lift that works. I had to carry the luggage to the first floor by stairs.

It is perfect localisation in the centre of city. Comfortable beds, nice balcony, very close to the sea. Nice owner giving good recomendation.if needed. Can be quite louldly in the morning as iwindows are not tights.

The bathroom was modern and very nice! You could hear noise from the streets outside very easily. We heard a lot of garbage trucks in the morning, but unless you're a light sleeper it's not too bad

Really good location, not too loud but still close to the centre and less than 10 minutes to the free parking just outside of old town. The AC unit was a tad rattly but not a huge issue!

Amazing host, really helpful. He was prompt in answering any questions that we had. He helped us with recommendations, rent a car suggestions and overall a host that cared about our confort. The room was not cleaned thoroughly. It was not dirty but could have been better.

The Studio apartment was clean, it was handy for supermarket and the sea and we felt quite safe. We did not use the cooking facilities, though we did use the kettle, there was plenty of crockery and utensils, although there was no bottle opener/cork screw. The bed was extremely comfortable and the pillows too were perfect. Short walk to the sea and pier fabulous sunsets and loved the sea organs. The photo when I booked showed a balcony and I had noted that we would like a balcony, we did not get this we had 2 high windows which overlooked unkept backs of other properties. The shower seal was not good and leaked out of the door into the bathroom. There was nowhere to hang wet towels apart from back of chairs and a small rail in the bathroom.

The room is 100% Boutique and is furnished to a high standard. What we liked:- Location Safety having two lockable doors ( the local police have an office in the same building). Strong reliable WIFI Large balcony Comfortable bed Superb air conditioning. Excellent communication and easy access when arriving late. Leaving

The property was easy to locate and is super close to the water. The apartment has a main door with a corridor and then 3 apartments. The main door can be locked as well as your door. So as a solo traveller I felt very safe. Zadar generally is a safe place to visit. Communication was good and the room was comfortable and clean.

Everything was just perfect.Location was excellent.you can find everything near by like food, souvenir shop, baggage storage.And the attractions are just 3-4 mins walk.Great stay. Nothing
