Beautiful location and Eva was a nice guest. A bit odd to reach, but once there, you can enjoy your stay. Nothing to complain about. Breakfast was very good.

The only drawback has nothing to do with the property itself, but getting there. It is located on a secluded dirt road off the main Cancún highway, so you absolutely need your own transportation. Taking a taxi there and away cost about $75USD, I now know better for next time.

The manager was excellent Nothing with the place I should have used the transportation he recommended, as my alternate was horrible. My mistake, don't make it yourself

Comfortable room and bed. Great breakfast, thank you! Hard time with GPS finding the place using the address. Should have used the name Casa Kin33…sure didn’t know that and think it should have been mentioned in the location reference. The driveway is kind of treacherous and unexpected, like, gee what is this leading to…and then suddenly you are in a very nice place. I had no hot water for a morning shower.

The property was absolutely stunning! Quiet location with a “jungle” feel made it feel like you were staying far away from the city. Room was comfortable with a powerful AC. Even better than the home itself was the service. You are incredibly well taken care of when you stay here. The personalized hot breakfast was incredible. I’m kicking myself that we only stayed here for one night. When we return, I will book this stay in a heartbeat! If I had to give any kind of feedback for improvement, the water pressure for the shower could’ve been a little stronger. Still very useable and rinsed my long hair just fine!

The place is 10 minutes from the airport and 15 from playa delfines Eva was super nice and would love to come back Leaving... :(

The host Eva was so welcoming! The property is beautiful, loved the colors and plants everywhere. Spacious room and excellent breakfast. We enjoyed the pool and walking around the gardens Nothing!

Eva and Curt and the rest of the staff were delightful. The place is tucked off the main highway but completely private and a perfect jungle oasis. It was a wonderful surprise for an “airport” hotel. Breakfast was delicious as well. Wish we could have stayed longer! Everything was great

- Eva was a super kind host! There was water waiting for us when we arrived, and the staff made a lovely breakfast of fruit, granola, yogurt, avocado toast, and tea/coffee in the morning. - Feels like a b&b, shared kitchen with fridge and microwave. Restaurants/shops are not convenient to get to, so we brought our own dinner. - Super close to the airport and about a 25 min car ride from the ADO bus station. Take uber to/from the hotel if possible, cheaper than a taxi and they had no problem finding the place, just put the name of the hotel and it should pop up on uber. - Pretty location in the jungle with cute animals like iguanas and coati outside! - Great AC if you book the room inside the house (but only in the room itself, not in shared common spaces). - Overall we were happy with our stay bc we just came here the night before we flew out. Would stay here again for the same purpose or for a slightly longer retreat maybe, but probably not an extended stay. - The shower water pressure was terrible tbh, and it didn’t heat up at all, which was mostly fine bc it was hot outside, but wouldn’t recommend trying to wash your hair. - not necessarily bad, more unexpected, but just a note: the host had us pay in person via credit card with her exchange rate the morning we left (vs online like the other places we stayed during our trip), which meant it was a few dollars more expensive than what booking.com quoted us when we reserved it.

It was so beautiful and calm Nothing

Casa Kin33 is an Oasis in the least likely place. My GPS was not working, so I had some difficulty finding it. When I finally did, this place was absolutely beautiful ! Very clean and very nicely decorated with a relaxed atmosphere and surrounded in well maintained, lush tropical trees and plants. The host, Kurt, is very kind, helpful, and welcoming. I would definitely recommend CasaKin33 Wish I could have stayed longer. My only recommendation would be better signage out front. The current sign is very small and easily missed.

Fantastic breakfast, quiet room with excellent bed, located in a wonderful large garden with a very nice swimming pool. This place was nothing short of paradise. Not applicable

I had a short but very sweet one-night stay at Casa Kin33, which is nestled amid a large jungle terrain with lush vegetation and tropical flowers as backdrop. Eva welcomes you with a large smile and friendly conversation, and makes you feel right at home in her home, which is filled with beautiful arts and crafts from all over Mexico and beyond. I stayed in the family room, which was spacious and comfortable, and took advantage of the outdoor patio seating with string lights just outside the room for enjoying the fresh air in the evening, as well as the large pool for swimming some laps and floating peacefully after a long flight. Breakfast was ample and delicious, which I followed with a long stroll around the property and another swim before my transportation arrived to head to my final destination about an hour away. Would highly recommend Casa Kin33 if you're looking for a unique, tranquil place to stay that's near to the airport. The showerhead in the shower wasn't fully functioning, so the water pressure was pretty low. Seems like a replacement would remedy this and make it easier for washing hair.

Lovely, quiet place in a family home surrounded by gardens. Beautifully decorated home. Comfortable room with a table and chairs. Eva made me a breakfast of fruit and granola as I was leaving early to catch a flight. I only stayed one night as I was transiting through, but I'd love to come back for longer. The access road is rough and my taxi from the airport had a difficult time driving the last part. It's about a 1K walk along the noisy street to get to a restaurant or other shops.

Eva was a great hostess who went above and beyond to help us feel comfortable. The property itself is beautiful, an authentic Mexican home. The pool area felt like being in the jungle! A really quiet, safe and serene place for us to stop over from the airport The location was perfect for us for a night but not sure how accessible it would be for other tourists wanting to access Cancun beaches etc
