All the photos provided of the vila are rooms you cannot use. I find this very misleading. Yes its pretty but you get to live in a room underground and not use any of those beautiful rooms. That was very annoying. Also, no AC, which was mentioned in the facilities. You need to open the window as its steaming hot but if you do, bunch of mosquitoes come in. I spent one night and did okay. Would not spend there more than a few days. In conclusion:The reason you book a vila rather than a hotel is to have somewhere to cook, dine, store food and chill comfortably. None of those things were provided as they were very much expected. The price for parking was 12:50 but the host randomly bumped up the price to 20 euro. That was weird. Also the only area they leave to the residents is the front yard which is very neglected and dark. The ventilation in the bathroom was poor. Last but not least. Check out was at 10 AM. Never have i been forced to check out before 11:30.

Location location location! Easy walk to the beach or the bus! Comfortable patio w/retractable awning made the hot sunny days more comfortable As the climate warms, air conditioning would be a welcome addition for hotter days but the working shutters helped a lot

Nothing **Rating:** 1/5 stars I recently stayed at this hotel in Cannes, and I am utterly disappointed. The hotel photos on Booking.com are misleading. The reality is far from what is advertised. Everything was dirty and unhygienic, from the bathroom to the refrigerator in the room. Here are just a few of the major issues I encountered: 1. **Dirty Refrigerator**: The fridge in the room had visible rust and dirt inside. It was completely unusable, and I felt disgusted even looking at it. 2. **Shower Area and Curtain**: The bathroom was shared, with no privacy whatsoever. The shower curtain and tiles were filthy, with mold and grime everywhere. It’s clear that proper cleaning and maintenance are completely ignored. 3. **Ceiling Mold**: The ceiling above the shower area had mold, which is a serious health concern. 4. **Overall Cleanliness**: The whole place felt unhygienic. I couldn’t sleep because I was so uncomfortable with how dirty everything was. The hotel was incredibly overpriced considering the awful state it’s in. I do not recommend this hotel to anyone. For the amount they charge, it’s an absolute disgrace. Save yourself the trouble and book elsewhere!

The location was fantastic - make sure you are ok with walking up stairs in order to get to the beach (which is sandy and lovely), as you need to go over a bridge to cross the railroad tracks. South-facing rooms and patio offer lovely Mediterranean views, and there is a retractable awning for the patio when it gets too hot. Host was delightfully helpful and solicitous, also providing a fan to help us keep cool during a September heat wave. Also loved the mid-century charm of the house! Given climate change, might be time to invest in some air conditioning if temperatures continue to be so oppressively hot. The basement rooms are cooler than the main floor most of the time which helped. ?

Very beautiful place with an extremely kind host. Direct access at the beach and just 10-15min from the center. We definitely recommend booking a stay here when in Cannes.

The location is fantastic, just a few minutes' walk from the beach. The host is extremely friendly and always ready to assist with any questions. The villa itself is beautiful with cozy living spaces and is well-equipped, offering everything you need, including sun umbrellas. There is also parking available just in front of the Villa. The rooms vary significantly, so be sure to choose carefully when booking. Please note that some rooms may come with shared bathroom facilities.

Paul is a very helpful and friendly host. The balcony view of our suite was stunning. We had a very nice sea view. The beach is just 5 min walk away. There is also a bus station approx. 2 min away from the villa

villa location is great for the beach - max 5 mins walk. About 30 mins walk into centre of Cannes. old-world villa, rustic and simple with original features (brown sink and brown tiled shower). owner is friendly and communicates well - altho I never met him as he was away when I stayed at the villa. no breakfast - just room. as a solo female traveller I didn't like the fact that the bedroom door couldn't be locked from the inside. also not keen on sharing a toilet with another room.

Paul is a lovely host and the location is absolutely perfect. The views from the shared terrace are beautiful and it was great to meet other guests and get to play the guitar that was available. Nothing.
