The breakfast was absolutely delicious and better than anything we could have purchased at a cafe. Vaughan gave great suggestions of things to do and see. The location was within walking distance to everything. There was no way this stay could have been any better. She is a gem of the Charleston area.

The location of this home is excellent, just steps from King Street. We booked the premier room in the house and I was initially taken aback to realize that my room did not have a shower (although it was clearly noted as such in the listing). I found myself however quickly loving the huge marble tub and the experience of bathing in the morning to start my day. Even during a typical Southern hot spell, our room was nice and cool due to the A/C and fans. Interesting paintings and antiques were located in our suite and elsewhere throughout the house. The breakfasts in the morning were prepared excellently by our host Vaughan - she got up early and went out of her way to ensure that we had a sumptuous experience. Most of all we loved talking with her after concluding our day and before bed - she has a wealth of knowledge about the history of Charleston, the local sights, food, and its people. And she has really great taste in jazz!! Very happy that we booked here! Nothing.

I have to begin this review by admitting that, as a guest, I certainly did not make the best first impression on Mrs. Vaughan. Before our arrival, she had tried to reach me several times — by text messages, phone calls, emails, and through Booking.com — and, unfortunately, I failed to respond to any of them. To make matters worse, we arrived at her home at around 10:00 p.m. on a Friday evening. I later realized that, because she was waiting for us, our lack of communication had effectively kept her at home for more than four hours. Looking back, I completely understand why she was unhappy with me, and she was right to point it out. During our stay, I also discovered that I apparently still had a few lessons in etiquette left to learn. I forgot to turn on the light while going up and down the stairs — something that could obviously cause an accident, and Mrs. Vaughan was absolutely right to remind me. I brought my cell phone to the breakfast table and learned that mealtime should be an opportunity for people to actually talk to one another rather than spend time on their phones. And I can confidently say that I will never again make the mistake of sitting down at the breakfast table before all the other guests have arrived. Mrs. Vaughan made sure that lesson will stay with me! With that said, staying at 22 Charlotte is much more than just booking a room — it is a complete Charleston experience. The house is absolutely beautiful, full of history, character, paintings, antiques, and wonderful details everywhere you look. If you appreciate historic homes and vintage décor, you will love simply walking around and observing everything. The experience also comes with something you don't usually find at a hotel: very personalized guidance. From the moment we arrived, we learned the proper way to open and close the doors, where and how to sit, how breakfast works, how to use everything in the house, and, most importantly, the importance of schedules and... At first, I thought the experience might be a little unpleasant, but once I put myself in Mrs. Vaughan’s shoes and understood her perspective, everything turned out wonderfully. I’m already planning to come back soon.

Indulgent is the word that comes to mind. Also eye candy. All the details; fabrics, rugs, paintings, bed spread, lamps, accent pieces, we really enjoyed the decor and took time to take it all in. Zero

We had a fantastic stay at 22 Charlotte and couldn’t have asked for a better experience. Vaughan was an exceptional host—warm, welcoming, and couldn’t do enough for us from the moment we arrived. The house was immaculate, beautifully presented, and full of character with everything we needed for a comfortable stay. The breakfast was first class, generous and absolutely delicious. As a lovely extra, Vaughan even gave us a complimentary bottle of Prosecco from her own fridge, which was a wonderful gesture and very much appreciated. The room was spotless, the bed was comfortable, and the large bath was a real treat. Parking was easy and convenient and we really enjoyed chatting with Vaughan, who made us feel completely at home. We wouldn’t hesitate to stay here again and highly recommend 22 Charlotte to anyone looking for a welcoming, comfortable, and memorable place to stay. N/A

A stunning room in a beautifully renovated historic house, where every need has been considered. An excellent breakfast Lots of instructions and written notes initially detracted from the ambiance of the place. However, as time went on, the owner warmed to us and us to her.

The house has been meticulously restored. It has a “great aunt down home feeling” to it. Liked that we felt like we were in someone’s home and not just a hotel room. Nothing.

The breakfast was exceptional. The care and service offered by the owner went above and beyond. The place itself was like a step back to a time of elegance and hospitality for which the south is so famous. Absolutely nothing.

location I rarely write negative reviews, but this experience is worth noting for other travelers. My stay at 22 Charlotte in Charleston was disappointing and uncomfortable. There were an excessive number of house rules that were not clearly communicated in advance, which made the environment feel restrictive rather than welcoming. Basic expectations for comfort were not met, including reluctance to turn on the A/C, which made the stay physically uncomfortable. We were charged $35 for early arrival, yet our request was not clearly confirmed beforehand, which felt disorganized and unfair. Additionally, the food offering did not meet expectations. They did not ask about dietary restrictions or food preferences. Most concerning was the overall tone of the host interaction. The communication felt unwelcoming. As someone who travels frequently, I understand that not every stay is a hotel experience, but hospitality and clear communication should still be standard. If you are considering staying here, I would strongly recommend clarifying all policies, expectations, and amenities in advance to avoid surprises.

The home was beyond exceptional. Immaculate, clean, organized , historical, and oh so cool !!!!! Breakfast was exceptional, and the host Vaughan, was an exceptional first class lady! Everything was great!!
