The staff is friendly and helpful. Breakfast is good and tasty. The room is cleaning and hotel located near tourist attraction. Water pressure is weak and the toilet light is a little bit dark.

Location was the best! And there’s a really good brunch place just beside it. Water pressure was a bit low, but overall okay.

Was not clean, spraying air freshener throughout the hallways does not equate to clean. No balcony, no view, no elevator, hard beds, no front desk support. Asked for help getting to airport was told use grab, no breakfast was available ughhhh

The manager was very nice. Where to begin? I didn't know I would be on the 3rd floor with no elevator. 48 steps. The sheets were ripped. The bed was hard as a rock. There were ants in the bathroom. The entire room only had one electric outlet. The Internet did not work.on the 3rd floor. The "breakfast" consisted of having to walk to.another hotel for a scrambled egg, terrible bread, powdered coffee and something like tang being offered as "juice".

I booked a room at the B House Chaing Mai, but at check-in was told the owners own 2 hotels which are close to each other. I was placed in a room in a building located on a side road off the main street the B House was on. I didn't get any of the fancy rooms that are shown in the photos at all. In fact, what I got was far inferior. That was not a problem to me, but I just thought I'd mention it. The room I got was adequate for the price I paid, but it was very tiny compared to the ones in the photos with very little space to move around. It was a very small with a huge king size bed taking up most of the space but as mentioned, this was not a problem. I just thought I'd mention it. What I did have a real problem with was that there was never any one at reception. When I arrived at the hotel tired and exhausted after a long day of traveling, I had to wait outside in the pouring rain (it's monsoon season) for about 30 minutes for someone to show up. There is a number scribbled on a piece of paper taped to the entry door to call, but unless you are a Thai resident with a Thai sim card, there is no way to make that call. I tried calling it using WhatsApp but no one answered. This was not a one-off incident. This was not a one off incident. This happened repeatedly not just to me but also to other forlorn guests who I would spot waiting outside in the pouring rain waiting for someone to show up. One had left his room door unlocked and his key in the room as he headed out close by for breakfast. Unfortunately, the lobby door was locked and he could not re-enter the building to get to his room. No receptionist on duty most of the time with hapless guests left outside in the pouring rain trying to get inside the shelter of the lobby of the hotel.

It is very basic. No frills. It feels like a glorified backpacker hostel.

Room head what I needed and comfortable bed. Noise came in my room on the first floor of one of their extra buildings, though generally not during sleep because I wasn't early to bed. There is light that comes in the room from the hall that makes the room never completely dark.

Very good value and a good location on a quiet street within the old city. Breakfast at another hotel down the street starting at 7. It was ok but not much variety and only instant coffee Because we were up early 2 of the 3 days we missed the breakfast those 2 days

- friendly helpful staff. -location was easy to access. - aircon was good. - breakfast and reception started at 8am- too late for us. - very basic hotel. - room was down the road from reception. Breakfast also down the road at a different location- annoying when trying to book a taxi. - ants in room, was quite unclean.
