Go to Chiang Mai for the first time? Go here! This boutique hotel has -everything- the location is fantastic, 5 mins walk from city center, maybe 7 from the famous Ta Pae gate. But that's not all. The do everything for you, pillow to soft? Get harder pillow, pillow to hard? Get softer pillow. Laundy fro THB89 delivered next day into your room. Breakfast at THB 200 seems a bit steep for a Thai breakfast. It is not, you can eat this with two easily, I did multiple times. You can customise your breakfast completely, no, stronger, they will ask you all the customisation questions automatically. Breakfast includes a great coffee btw with Amazon quality. So your saving there again.. They are a certified travel agency as well, so no expensive upsell, just the same price you pay everywhere, for all the excursiosn. We went zip lining, it is recommended. Furthermore they run a small drinks shop, they are priced very reasonable, just over 7-11 prices, it's too low to exactually go outside and buy your beers or water there. Protip: I upgraded to the largest suite, low season those prices are actually still very reasonable, so treat yourself good, and do it, for once. The suite makes you feel like a king! I couldn't smoke at the balcony, not allowed, great for the other non smoking guests I guess. But there is a smoking area at the pool where they serve drinks. You are also allowed to bring your own drinks.

The room we chose had A/C right next to the bed, blasting cold air directly to us at night. Eventually I solved it by using a light blanket. Also the reception area is hot, I guess they use little A/C. Overall not big problems.

Great place to stay in Chiang Mai. Walkable through Old City and night markets, the pool area was great, the room was clean, comfy, and spacious. The staff were incredibly attentive. Would stay here again

At the time of the checkout, I missed the small step in the entrance and twisted my ankle. There were two receptionists present at the time, but they did not even bother to ask me if I was okay. I was shocked by their ignorance while seeing my agony!

Very friendly and helpful staff. We only stayed for one night before our flight to the islands, and it was exactly what we needed. Nice, clean and spacious room. Comfortable bed. Good location to spend the night at the night market or the old town. We had an early flight and they let us do self check out which was also great. It’s not the most pretty area - the view from the room was to a construction site. The shower and bathroom were a little small - but it was more than enough for the one night.

Very personable and helpful staff. Clean attractive facilities, very close to a beautiful temple complex within walking distance. When we checked out, one of my friends left something behind a value, and they notified us promptly and kept it for us to pick up. Honest diligent people.
