Location is great! It's mostly quiet other than the airplanes overhead. Staff was accommodating. Nice snacks and things every day. Bed was a little too hard for my liking. Everything else was great.

The staff was super supportive and professional.

It is tucked on a quiet side street within an easy 5-10 min walk to Maya shopping center and One Nimman. Small two- story building with approximately a dozen rooms.. Nice decor, comfortable beds, good linens, and towels. The lobby is only open during the day. But guests are given the code to the gate/door into the property. Very nice. And an excellent deal for the price.

Clean, spacious with good location. This is my third time to stay here. The staff is pretty forthcoming. This time I lost my watch in a Bolt taxi on my way to the hotel. After contacting the customer service, the rep asked me to provide a local phone number for follow-up services. I provided the phone number of the hotel listed on the Booking.com page and messaged the owner of the hotel by Booking.com. Then, the hotel kept me updated with the latest development in delivering of my watch by the driver. The owner even paid for me to the driver first. So considerate. I really appreciate their help. However, upon entering the upgraded room, I was shocked to find dirty sheets on the bed, clearly leftover from previous guests. Despite my very basic request for fresh sheets, the management responded that they couldn't provide them at 10:00 p.m. because their staff was not on site. They cited that as a two-star hotel, they don't have 24-hour staff. I found this response unacceptable, as it's not about having staff on call 24/7, but rather ensuring that basic tasks like changing sheets are completed before guest arrival. To make matters worse, when I expressed my disappointment and frustration, the management offered me a refund and suggested that I leave the hotel at 10:00 p.m., implying that my expectations were too high for a two-star hotel. I found this response outrageous, as providing clean sheets is a basic requirement for any hotel, regardless of its rating. Other issues I encountered included: - Extremely hard beds - Spotty and slow Wi-Fi, with one outage lasting 36 hours - Unwelcoming attitude from the groundskeeper, who neglected to change trash cans, provide toilet paper, and ensure the room was clean - Persistent foul smell from the sewer in the bathroom throughout my stay Despite these issues, I do want to acknowledge that the owner made a genuine effort to create a pleasant environment. They provided freshly baked goods, coffee, chocolate milk, and fruits on most days. However, their efforts were unfortunately undermined by the subpar performance of their team. Initially, I was booked into a room that was advertised as having a balcony. However, upon checking in, I discovered that the room did not have a balcony as promised. The management acknowledged the mistake and offered to upgrade me to a higher-floor room the next day, which I appreciated since the upstairs room offered more privacy and an open space with Windows which could serve as a private balcony. A Disappointing Stay at Ping Phu Place in Chiang Mai Rating: 2/5 stars for 3rd floor Suit - No elevators I recently stayed at Ping Phu Place in Chiang Mai for three weeks. While the hotel's location is excellent, with many shopping options, coffee shops, and beautiful natural waterfalls within walking distance or a short bike ride, my experience was significantly impacted by several issues. Helpful friendly staff, clean and comfortable room, you won't find better for the price.

The location was perfect, just 5-minute walk from Maya Lifestyle Mall and One Nimman. The room was spacious and clean. None

Convenient location The location is near busy shopping areas with lots of neon. Window shades were not black out shades so neon flashed through making it hard to sleep. I stayed at this location for 2 separate 1 night stays. First night bed was soft and I rolled to center. Second stay better bed.

nice and comfortable option, room spacious and nice design the location was a bit awkward, it was very close to Nimman neighborhood so easy to go there but the place itself was in a street that came off a big busy avenue
