Baan Chiang Maan

Low price, Location good, easy access, wifi, nice staff HARD bed, only one electrical outlet in the entire place, Stairs, barebones room, rather drab.

I was there a week and they never cleaned the room or resupplied once. It was dirt cheap, but not worth it

Location was excellent in the heart of Old Town Chiang Mai.

The room is large enough for two adults. Sadly, I shared it with ants. They were friendly though. The air conditioning was excellent. The water was hot and my floor was quiet and the hallways were clean. Did, I mention the ants? That's not a hard fix. The view is bad. This is a very, very basic room. The stairway to where I stayed on the third floor might be really hard on an older person or someone with less cat like reflexes than me. Just kidding, I almost fell several times. Hard to beat for the price though. If you're on a tight budget, sure. The staff is very nice. I want to emphasis that its a very simple room. No frills. Lots of decent food choices close by as well.

I was lucky to get a room on the 3rd floor with a window to the outside, which helps with my experience. The room was clean and comfortable. Wifi stopped working sometimes.

There was nothing I didn't like.

Location The cleaning was terrible in the bathroom, was really bad! We found a dead cockroach, a bandage and mold all over the bathroom.

Building is a bit worn down. Needs renovation.

Nice and quiet location in Old Town. An excellent restaurant a few steps away. The bathroom facilities were great. Friendly staff and readily available. Needed some documents printed and they did so free of charge. We stayed in Room 1 which has a window facing the reception / coffee shop area so it could get a bit noisy due to other guests. We couldn’t open the curtains and there was usually someone sitting right outside the room. Room could have been cleaner and was a bit small for two people.

Big room, clean and great to have a private bathroom at this price!

Nice and quiet, quick and easy access to get outside the canal of old city. Staff very accommodating.

Everything, the location of the property itself was very close to restaurants and bars. Also there was a kitten at the desk which was the best thing ever. Nothing because kitten.

it was so nice stay, very clean rooms with a desk so you can work if you need, the staff is awesome.

Location was great and staff were friendly. This is subjective but while I am fine with the bed, it was too hard for my husband.

Water pressure was bad. Shower did not drain, in 4 days, they never cleaned the room or change towels. Water heater did not work properly.

Location wise was really good and clean room, comfortable bed as well. The pnly think I didnt like despite the shower was big is that how inconvenient the design. There’s no closer area near the shower to put soap and shampoo so in the Middle of shower I had to walk back and forth to get it. I dont recommend also the toilet for old people since it’s a bit elevated

The reception was nice. Location was okey. Toilets and facilities were not really clean. Usually missing either toilet paper or hand soap. Room was hot most of the time. They charge for towel. No water dispensers available for costumers. It’s okey for the money but there are nicer places for the same price.

I stayed 4 nights in the private room and they didnt clean it any of the days! In the second night I asked them but they still didnt clean it

Good value., great location. Fridge and AC in the room. Whole bathroom flooded for about 1 hour after taking a shower, including the toilet which is really annoying.
