Great location close to everything you may need No issues with the property

Actually there were consruction opposite site of our room, so we dont like our choice

Very good location, walking distance to beach & dragon bridge. Rooms are spacious and bed was comfortable. The pool is located in ground floor next to the restaurant and reception, no privacy at all.

I stayed initially at the hotel for 3 days but extended my stay for a further 4 days. Very pleasant, friendly hotel staff who helped me hire a scooter and matched me with a suitable room to continue my stay there. The rooms are clean, with large windows. The location is super: 5 minutes to get to the neighbourhood with different cafes and restaurants, as well as the beach.

Exceptional

Overall we were satisfied. The room was clean, the bed was comfortable. We had a good sauna. The shower curtain in the bathroom was moldy and ridiculously short (about 1 m was missing). When we told the reception that we wanted to use the sauna, they said it was on, even though it wasn't. After we mentioned this, they turned it on.

Room size was good Staff constantly on their phones. Lost an item of laundry. Very apathetic when asked to try to locate the item

Pleasant

Everything was pretty good with the hotel and with our room. The larger space was nice, and the shower had a glass wall and glass door!! Indoor pool was ok. Da Nang is a big city and the beach area of hotels is monstrous, so most places/things are quite a distance to walk. Kings House is a fair walk to the beach and it's a fair walk to eg the Dragon Bridge. In any case there are plenty of restaurants not far from the hotel. Tour agencias, decent convenience stores or even fresh fruit stands are in short supply in the beach area.

Very clean good spa hotel , we got a free foot spa . The swimming pool was also very clean . The rooms were cleaned every day with fresh towels

Staff are friendly and reliable. I have stayed here before, and this was my preferred hotel to stay at. Rooms are big compared to similarly priced hotels. Common areas are all maintained really clean and everything works. There's a light airy vibe to the hotel. There was serious construction going on next door, but this was just for a few days according to staff. This was in mid March 2025. They were gutting the whole building, so jackhammers were difficult to escape between 7am and about 5pm. Unfortunately the hotel was quite full and I could not get a room change, so had to change hotels. Hot water for showers was only luke warm at various times.

They clean the rooms and give new towels, toiletries and tissue, they also change linens as long as you don't put a "Do not disturb " they will clean your room. I love that there is a swimming pool inside the building and there was a sauna which was the reason I booked this hotel in the first place, unfortunately, I couldn't use it because of time and I was quite sick then. .

Not clean. They left my door not locked for hours. Problems with the door for 3 days, they were not very interested in solving problems

Property needs improvement/renovation.

The room was large, bed was very comfortable, free bottles of water every day, kettle, mini fridge, shower gel n shampoo in shower. Basic kitchen area with an electric hob and a few basic pots to cook with. I was facing street, but windows had good soundproofing and blocked average noise levels. The lady and man who were working during this stay were very nice and friendly. They kindly let me keep my luggage at the hotel, whilst I visited another city and arranged a further 1 week stay for my return. The indoor pool was clean, not heated, and quite cold due to weather, but I swam in it daily. The small sauna was amazing, and they would turn on whenever you wanted to use it. I would have scored it a 10 if I had not encountered the mistake of my booking on my return to the hotel and a very rude man on reception. I only took 2 photos of pool and pizza I had in room. I was going to take more on my planned week stay, which did not happen. There were no sachets of coffee or tea but I bought these across the street. There was no spoon to stir your coffee, I used a chopstick. The shower area was nice and big but needed a good clean. The shower pipe was black with dirt rather than chrome colour. On returning to the hotel, I was greeted by a new member of staff I had not seen before. I told him I had a booking for 7 days. He asked to see my receipt of booking and payment. The booking was made verbally on the day before I left and confirmed again on leaving hotel at 5am when I left my luggage there. I asked if they wanted me to pay in advance, but they said NO, you only pay when you check in again. The man said no payment, no booking, no room for you ... only for tonight and more money than had been agreed. He said the hotel was full and kept repeating, you have no booking, you paid no money, and you have no room here for a week. I was owed money from previous stay which he did give me. It was Tet holidays and it took me 3 hours at a cafe across from hotel to find alternative stay. He was not friendly like the other staff and due to this experience, and not having a room there as arranged, I give a lower score than I would have done.

Superb

- All staff were very good - efficient and friendly, making me feel respected and at home. The house girls were pleasant and easy to have a laugh with. I have to go back again in March 2025, and my preference will be to stay there again. - Common areas were orderly and regularly cleaned. The pool was maintained to a high standard. The Swedish sauna was clean and in good working order. The dining area was kept clean. Lifts worked very well, and on two occasions required repair, which happened quickly. - When shown my room initially, I asked to be moved from facing a busy street, which they did immediately. Both rooms were spacious and clean. Linen and mattress were clean and in very good condition. Cupboards and kitchen were all clean, as was the bathroom. Air con was excellent. Other guests were a mix of internationals 70% and locals 30%. All were respectable in their behavior. - There was a karaoke bar or similar within 70 meters, and the noise was very loud a few nights a week, though stopped around 9pm. - A few bedside table drawers were broken so that they slid open after a few minutes of being closed. This could be easily fixed. - There was a serious problem with the shower recess tiles not draining shower water efficiently. Either due to tiles not being layed at the right slope, or the building shifting from level. Shower water would run out of the recess in significant volume and wet most of the bathroom floor. This is a dangerous issue and has to be addressed. I appreciate relaying the tiles is an expensive option......a cheaper option would be to lay a silicone strip at the entrance to the shower recess, so that water is guided towards the shower drain. When i go back there in March 2025, I will take such a strip with me, and do it myself if it is still an issue :)

Beautiful and spacious room. The hotel was well located too, not far from the dragon bridge, and good small restaurants and convenience stores around. At reception, there was one girl who was very helpful and recommended a few things for us. The sauna was good but the door didn't close properly so we had to hold it for a while to prevent the heat from going out. Also, the shower would take a while to get hot (so if you take a quick shower, you probably will only get lukewarm water)
