I was checked into room 222 at about 5:30 pm. After I got my luggage in the room, I noticed the room was a bit hot so I turned the AC to 60 and I went to use the fitness facility. At around 7:15 pm after I came back in the room I noticed the ac unit was not working so I tried tuning it off and on but still did not work so I notified the front desk. The lady (Shree) at the front desk insisted on giving it time that it will eventually kick on. I explained to her it wasn’t getting any colder in the room, and that it was cooler in the hallway than it was in the room. It felt as if she was hoping I wouldn’t come back down, but I did with all my luggage. I asked her to please change my room but was refusing to change my room, refused to get a manager on the phone. She made the process extremely difficult and frustrating. She originally said all the 1 bed rooms were booked for the night (was not true) and that I would have to either sleep in the hot room or check out. I discussed with her that I was legally not allowed to drive due to my medication but she kept insisting on me checking out or keeping the room with no AC. It was 105°F today, the room felt like it was at least 80°F. At 9:00 pm after running out of different excuses on why she couldn’t give me another room, she finally changed my room, giving me a different 1 bed room. I have stayed at this location (2208 Royal Lane, Dallas, Tx, 75229) for several years now and this is the first time I’ve had issues with the staff.

Cleanliness was acceptable. Staff were fairly accommodating but hard to understand due to the language barrier. Maintenance of the rooms was below average. The deadbolt would not work on the door and the refrigerator wasn't cooling very well and had no adjustment. The ac's cover on the inside unit wouldn't stay on (it fell off whenever I touched the button for the temperature) and the phone wouldn't work when I tried to call the front desk. Room wasn't cleaned even though the housekeeper was working on the room across from us when we went out for the day. Miner inconveniences you expect I guess with one of the cheapest priced hotels in the area.

The property was nice. Rooms smelled clean when walking in. I had no problems or issues with my stay. Will stay here again if I’m back in the area.

The breakfast was really not good the eggs was scrambled powered eggs. But every thing eles was great.

their manager is very dismissive when you have an issue and they don’t communicate well at all and it was a glitch on their end , they are money hungry , they give small businesses hotel anyways , their hallways is dirty people live there and they make trash by the elevator a mess

Check in was easy. Room was very clean and comfortable and bed was comfortable too. Bathroom was modern and had great water temp and pressure. Would stay here again.

It was in a neighborhood that had a lot of things to do It smelled really bad everytime i went in the room. Toilet tissue holder was broken. Same breakfast everyday

My only complaint for our stay here was that when we arrived (at about 3:30PM) our room was not ready. They said that they were shorthanded with housekeeping staff for the day. Fortunately, we had other things to go do, so it was only a minor inconvenience. The staff member who greeted us was super nice and apologetic. Once we got into our room, everything was great. The room was clean, quiet, and secure. The water pressure in the shower was fantastic!! Parking was plentiful, and the parking lot was well lit at night time. There was a good breakfast offered, with a decent variety of options. 10/10 would recommend. If we are ever in the Dallas area again, I will certainly stay there again.

Few days prior to my arrival I was informed that hotel charges a $50 deposit and will be refunded once they see room is clean, never heard of a hotel doing that. Once I arrived I did a walk around of my room the a/c did blow hard and did not cool off the room one bit. We called to have it looked at but we were told that that was how it was but a/c definitely needs to be fixed. I then found a hole in the wall in the bathroom and some damage to the walls. When taking a shower whether the shower curtain is fully closed and put inside the shower it still some how floods the floor so be cautious. I requested room service for fresh sheets and some tidying up nothing happened when I asked about it the lady said house keeping was Gina for the day and they would do it the next day. Next days comes still nothing, I had to go downstairs to request more toilet paper and towels. The evening before our original check out date we returned to room with the room got a/c blowing warm air called front desk waited for over an hour and decided to just check out early. Staff was friendly but did not meet needs. Free breakfast was good served hot, very convenient waffle maker. Decent area.

I stayed 6 nights, and even though the room wasn’t messy, no housekeeping came in after every third night as advertised on their bathroom mirror sticker. I was in the first floor, close to the common area, so it was easy to throw food trash away. I found issues in the room, and they repaired it right away. Easy and close freeway access, quiet neighborhood close to Korean marts, restaurants, donut shop, and a small shopping center. Felt like a safe area. Smoke-free building but people smoked outside. Even though I had checked out, they let me leave my luggage at the front desk so I could explore luggage-free before my flight. I would stay here again next time I’m in Dallas.
