The hotel is situated very closed to the old centre where there are all the main touristic attractions. The hotel provides coffee in the reception area. The check in can be done later by following the instructions explained very well. The AC in the room works well. My room was very ugly, very small situated just in front of the reception ( doesnt look at all like in picture displayed by fb). The common shower/toilette is closed to the reception area. In the toilet a desinfectant for the WC is needed as it was not always very clean.

the location was great, the beds and pillows were very comfortable, it wasn't too warm, everything was super close by, the staff were very friendly, the crackers and jam i got for breakfast were really good the shower didn't seem very clean, the toilet wouldn't flush right and it took a while for it to go down, the walls of the bedroom were quite thin

Family _owned_ in the best meaning of the word: the three of them at the front desk take charge and responsibility for every facet of the hotel. Impeccably clean, appointed and functional. Everything works. Location couldn't be better for this section of the town (University quarter): 2 minutes to Duomo and <5 from Santa Croce. Coffee & sandwich bars and restaurants at every step (the more local and less TripAdvisor-y the better, in my experience). Piazzale Michelangelo is 20 min away (the sunset, I know, but the crowds, jeez). All in all, can't be faulted. All that is to say: you're in for a treat. And the first time you unlock that huge gate downstairs to come home at night, you'll invariably feel ownership of a jot of Florentine history. Heartily recommended.

Marco can do anything to make feel like home! We had a 3 bed room in the 3rd floor with Private bathroom. But we also shared a kitchen and a living room. It was so close to the Duomo, that we get back to use our bathroom, change clothes or whatever! in the third floor there also other 3 rooms! Imagine staying there with all your friends! Last day, Marco allowed us to leave our luggage till 13:00 so we can have a last tour and then get the train. We felt like the Medici family in their tower. Elevator works fine, I don't how people cant use it. Kudos Marco and the other young man! Fyi, they also have free coffee in the morning, and something to grab before you start your day! And it is very quiet street i didn't like that Marco didn't tell us that we will leave in an old Firenze style flat! i would have stayed more instead of going to Rome !!

I stayed with my son for a couple of nights, it served its purpose of being inexpensive, clean, extremely well located and even had Netflix. The host was very warm, attentive and welcoming, which was a huge part of the experience. I feel it’s a business that deserves support. Thank you. The elevator only works if people shut the doors properly after use, thankfully we were on 2nd floor but it is something to consider if you’re disabled.

The staff were amazing. Very helpful and accommodating. I didn’t realise there wasn’t a kitchen to prepare food as it seems they also have apartments and I must have misunderstood from your site that a kitchen wasn’t available at this property.
