I enjoyed my stay, but I wasn't aware beforehand that the facility does not have an elevator. It might be helpful to highlight this in the property description for guests with heavy luggage or mobility concerns.

Location works well. About a 15-minute walk to the main ski gondola, Less than 5 minutes to the bus station, Around 10–15 minutes on foot to most spots in town In December, the ski lifts next to the property were not open. We walked to the gondola instead. Not a big issue. The lady running the place was welcoming and helpful. Gave a clear walkthrough of the property. Let us store our bags after checkout until the ski day ended. Rooms were comfortable. Beds were very comfortable, Pillows were just right, not too soft or too firm, Plenty of extra pillows available The bathroom setup was better than expected for Japan. Spacious enough. Strong shower pressure. Plenty of hot water. The onsen was a highlight. Perfect after a full day of skiing Quiet and relaxing

Location is good. Cold, dirty room with stained bedding. We were given another electric heater when we complained about the cold but they didn’t seem too happy about it. Also the heater made a weird ticking noise when turned on so we couldn’t use it at night. The room had a very strong bad smell which I can only imagine is because the palace is extremely old and they only do surface cleaning. Value for money? Maybe for Australian tourists it seems like a good deal but for Japanese salaries it’s still quite expensive and not up to Japanese standards. Having lived in Japan for 15 years, I am quite disappointed with the whole experience. I now understand why Japanese tourists avoid Hakuba altogether. It is ridiculously overpriced and the services are terrible.

The location is very near to happo-one sakka slope, which I can enjoy free shuttle services, staff is very friendly, and their restaurant serves very delicious tonkatsu, I love it! Glad that they have a restaurant, else it could be quite difficult to find restaurant nearby if you didn’t book any in advance. It’s a up hill walk from happo one slope, I trained my hand muscle very well to bring my luggage there

Loved this place so much. Old school style, very homely. The kindly elderly woman running the place went above and beyond! The onsen in the basement was so good after a day of hard skiing. Very close to the bus station, and close enough to the slopes everything was very walkable. Cant wait to stay again.

A bit rundown rooms, but spacious and good value. Close to the bus station and easy to access the slopes and various ski resorts. No shower in the rooms but onsen and shower facilities are in the basement and easy to use. Rooms for ski, board and boots free of charge. A bit run down, but other than that nothing to complain about.

Lovely older lady who runs the place was so kind and helpful. We loved the traditional Japanese breakfast and the onsen was amazing after a day of skiing. It just felt like a home stay rather than a hotel. The location is super convenient near the main bus stop, grocery store, and 10 minute walk to the slopes. Already planning our next stay here.

exceptional hospitality, great cleaning, superb location, not that many guests when using hotspring. some of the facilities are a bit old (but considering the price its not too much of a big deal), can consider invest a bit on hair dryers.
