- The room was totally fine. No complaints. - Communication with the hotel via booking.com was almost instant The overall experience is very frustrating due to the following: - The building itself felt oddly lifeless due to no staff being in the being. You're on your own if you have an issue. - You need to pick up your key at a completely different address, which is not even on the way from the station. So you arrive in Kyoto, carry your bags to the checkin location and leave your bags. In the afternoon you then go back there again to pick up your luggage and then carry that across town again to the actual hotel. - There are two hotels with the same name near each other. It's very easy to end up in the wrong place, which is what happened to me

The room itself is nice and comfy Quite a lot: - check in is not at the property but at a cafe ten minutes away. Checkin is done for multiple properties and hence staff is not knowledgeable (didn't know where to park our bike) - noisy rooms, thin door so you hear the sounds of the elevator and the door code sounds of other rooms - no curtain, only a Japanese paper screen which does not block any light - no clean towels provided during a 3 night stay, staff initially said it would be provided but later said it wasn't. Not a good sign.

Spacious family room with nice small garden, kitchen, futon beds. Amenities were great, bed were soft and comfy. The garden was splendid. Around 20mins walk fr Kyoto stn, dragging luggage with bumpy roads. Check-in process was a bit troublesome as have to go to another cafe abt 10mins walk fr the hotel. Towels if needed for 2nd night is chargeable
