It was a modest and comfortable room. Our taxi said it was a good location and it was. Walkable to Gion and Kawaramachi. Having laundry was great 1/2 way through our trip. And we ended up washing again because of the heat and humidity. Staff was super friendly and helpful. We stayed several nights and they didn’t clean. It could have used a sweeping & vacuuming in that many nights. It would be good if they offered tools so we could clean it ourselves.

We loved the close location to train and bus stations. Easy to get to all the locations we wanted to visit. Beds were the most comfortable that we slept on the entire trip with five different hotels. Nothing really, we were quite happy with this hotel

Great location in central Kyoto in a quiet neighborhood! Only a five minute walk away from the subway and bus station! It made traveling and sightseeing easy! Only a ten minute walk away from multiple shops and restaurants in the downtown area. Staff was very accommodating and helpful with check in and usage of the room. Very clean and comfortable! They provided complimentary laundry detergent upon check in which was great when you are traveling with small luggage and walking around in the heat. They provided trash pick up and clean towels every day and a complimentary room cleaning if you're staying for a week! Highly recommended to anyone wanting to visit Kyoto!

Location, ease of access, comfortable beds, secure entry. James was so welcoming and hospitable. The little guidebook at the front desk is wonderful for recommendations. Highly recommended.

LAUNDRY MACHINE IN THE ROOM WAS SUCH A GIFT ??? It felt more like a small studio apartment, especially with the balcony and kitchenette. Stay was very nice. And I enjoyed the location it felt easy enough to walk to most places and pretty close to the train station.

The hotel is in a great location, very close to the train and entire Gion neighborhood. The room was small but had everything we needed, included a small kitchette area and laundry! The staff were extreemely kind and helpful.

The location was near Gion, downtown, and the subway. The room was large, and had a kitchenette and washing machine. The staff was friendly and spoke English. Just a great choice overall for our needs. It’s hard to find something negative worth saying. This was one of our best choices among many in Japan. One limitation was that reception was only staffed from about 9am to 8pm. Late night questions and refills on things had to wait.

The staff was very friendly The room seemed really rundown definitely was expecting a better and bigger room. It was pretty small. we actually rented two rooms and one of the rooms smelled really bad. I don’t know if it was the people next-door cooking but it kind of smelled like cat food all night. I also didn’t like the light that was on the ceiling in the room with the bed. It stayed on all night. There was no way to actually shut it off when you shut it off. It was still on like the moon.

Staff was friendly and the hotel was located near areas of interest. Roomy enough for our family of 4 and plenty of sleeping space.. It smelled like smoke in the hallway. No dryer. Lack of security is concerning. One night we came back to the hotel at around 10 pm, there was a drunk male in the lobby. He seems very agitated. I did not feel safe with my family walking past him and there was no one else. We quickly got around him being afraid he might follow us or even attack us.
