Property was very good & spacious. View was amazing. Reception was managed at another place 100 m away from this location. So, check in was a bit problematic with luggage.

This is a simple guesthouse in a good location, close to everything but on a quiet side street. The rooms are fairly spacious but the lighting is a bit dreary. The rooms were a bit dreary with bad lighting. There is no front desk staff- you check in at a hotel meant door to get your keys. It’s a very simple place.

Excellent location near great restaurants, neighborhoods, attractions, and public transportation. Check-in is in a nearby location - the process was effective and the staff very helpful in explaining things and getting us and our luggage to the room.

Loved this boutique hotel for the kitchen to make simple meal and east facing balcony for breakfast. Great mid-trip stay as laundry machine and drying rack which is best for traveling light and compact around Japan. The beds were spacious and nice tatami floor. Perfect location across river from Gion so easy access to restaurants and steps away from river path which my partner used for running in early AM. Bus stop only two minutes away but train line more like 10 min walk-not a problem because nice walk near river and pretty streets. Only had one big plate and two small plates for meal. Was missing appropriate spatula for nonstick plan but quickly provided by staff with no bother. No oil, salt or pepper but got salted butter and that worked great.

The room was clean and comfortable, the location was quiet, and it had a mountain view! I was easily able to get a good night of sleep. The kitchen was small but convenient for preparing snacks. There were a couple train stations, a bunch of cute shops, places to get food, and the river within walking distance! The staff was very friendly and spoke English (I can speak Japanese so that's not essential for me but it's useful to know if you don't speak Japanese but you do speak English and you're nervous about communication with hotel staff in Japan). The elevator was a bit shabby and some of the wallpaper was a bit stained; that doesn't bother me since it was still clean and didn't smell bad or bother my allergies or anything, but it might bother other people?

I liked how close the location was to all the attractions, it was very quiet, and the views were immaculate. The Japanese style made you feel like you were experiencing the culture. Brought back soo many good memories. Also, like how the management communicated how to check in and out. N/A

Loved our balcony, and the how spacious and traditional looking the rooms were. Loved the drinks at the bar down stairs. The workers were drinking and talking/laughing late and were loud and we could hear them most of the night.

So charming, and spacious for a Kyoto location. Loved the quiet and quaint street away from busy boulevards. Walkable to train, bus, and several tourist locations. Quiet, open-air bar downstairs was very welcoming and perfect after a long day of traveling. Staff helpful and friendly. Staff and check in at another property that was a short walk. Inconvenient for luggage delivery and when needing assistance. It's the only reason I didn't give a 10.
