    Location and room size! I like the shampoo and try to find it in the store. However, I can’t find this brand anywhere! The air conditioner gave off a slight musty odor when turned on, so the filter might need cleaning. The small over doesn’t work , you might be need to checking it!

    The location was excellent -- a 3 minute walk from the train station, with plenty in the area. We were nearby great dining options in almost any direction, a 10 minute walk from excellent shopping, close to the train to get around the city and only a couple stops from Kyoto Station to get back to the shinkansen. Truly an excellent location, quiet, safe, plenty of great things to do. The room was very clean, expected in Japanese hotels, and this didn't disappoint. The kitchenette was nice, with a fridge larger than typical hotel fridges so we had more than enough room to store snacks. While the room wasn't spacious, it felt larger than its size and allowed us to move luggage out of the way, with a small closet and a nook we could put bags in. We had an incredibly difficult time actually getting into the room. Instructions for accessing the key were unclear. Since there's no staff on hand to meet guests at any point, we had to access the key from a locker. We needed to call to get help accessing it, only to find there's just one key. For a family of four, this presented a challenge as 1-2 of us might want to go separate ways -- how to continue ensuring accessibility for all. The key was necessary to lock the room door, open it, but also to get into the hotel itself. This meant someone needed to go upstairs with the key, access the room, run it back down to the locker...but since the locker is outside they needed a second person inside to let them back in or somehow block the exterior door from closing all the way. A keypad would have been much more helpful, and at the very least a second key instead. The towels were thin, not very absorbent, would get soaked before you're fully dry, and there wasn't a spot to properly hang them to dry, especially for four people, plus there weren't enough towels for the stay. Nicer towels with a place to hang would have been super. But if I had to change one thing, it would be the key. It's impractical to expect four people to be together the entire time, so at least providing a second key would be a good starting point until key pads could be installed.

    Clean, great location, and friendly communication. Not at all! The WiFi was a little bit slow on the first night, but the property manager resolved the situation right away. Very happy with all stayed period.

    We liked everything about this property. Miyabi house was just perfect. For a family of four the space was great, beds are very comfortable, the shower is spacious. Kitchen has necessary appliances. It has a closet for you to hang your clothes another to store luggage and at the entry there is umbrellas in case of rain. We carried ours so we didn’t have to use them. But that’s a plus especially if you are visiting in rainy season. Didn’t have any issues contacting host (staff) when needed. We had a very pleasant and peaceful stay. Thank you! Nothing everything was great

    Great spacious apartment in the very best area of Kyoto . Everything was great, the location is pretty central, close to all the shops, bars, and restaurants Terrace, bathroom, and kitchen are spacious.

    Very close to some main streets and a convenient spot for sightseeing and shopping. The train station is close by. The bathroom was gross. Literal mold in the tub and shower walls. I could understand if maybe you missed a little in the cracks but it was every seam. They give you towels but the room is so humid you can’t really reuse them. I had the cooling and dehumidify settings going on the A/C with the door open and the towels still managed to be soaked. I had to change out the hand towel constantly because I could wring it out, it was sopping wet.

    proximity to amenities, space, cleanliness, space easy to access This may be a little unfair, however the futons were a lot too hard and this for my likeness. Also, shower head needs to be handheld, I'd like if it had a stable holding bracket so the there is no need to hold by hand. As it is, needs to be handheld or water spills all over the floor.

    We loved our stay at the MIYABI guesthouse. The room was relatively spacious, it was a 5 mins walk from the Karasuma Oike subway station and a 1 min walk from n excellent Cafe, from a big supermarket and from some restaurants and bakeries. The guesthouse wasn't right at the center (but close enough to our liking) - far enough from the crowd but within a walking distance to it. The room was very clean, the beds were comfortable, there was a washing machin and washing powder. We really loved it. Check was a little late for us, but the kind staff agreed to hold our luggages while we were wandering around.

    Good room size. AC was working. Wash room size is very good . No washing machine. Bed sheets are not replaced in four days. Tea, coffee and milk pouches are not provided.

    It was a pretty good location. Cramped, dirty. Toilet opens right onto the bed space. Toilet is very tiny. No staff, self check in only. Can't get luggage delivered or collected. Noisy. No natural light, no idea what time of day it is. Smelly. Too small for a family, might be ok for a solo traveller. Should've spent more money on something nicer, especially for 4 nights. I hated spending time in this room.

    The location was excellent for my daughter's conference and the room space was so comfortable. The construction noise during mid-day but it was tolerable.
